The previous owner of this property obtained a CofA to remove aluminum windows for replacement with new 1-over-1 vinyl windows in August 2016. Unfortunately, they completed additional unapproved work at the property, including work that is not consistent with the HDLC Guidelines. This unapproved work included the removal of roof ridge tiles, installation of inappropriate infill window trim, and the construction of new side and rear covered porches. Because the previous owner did not requested a final inspection, the current owner took possession of the property with the current violation conditions already existing.Â
The current owner is in the process of selling the property and wants to bring it into HDLC compliance. After working closely with Staff, the owner has agreed to reinstall the missing roof ridge tiles and to install new approvable window units at the three (3) openings at the front elevation. The current owner is requesting retention approval for the installation of the new attached roof coverings installed at the right-side and rear of the building. Because these new roof coverings are small in scale, with simple detailing, are sufficiently set back from the street, and are partially obscured by existing site fencing, Staff has no objection to the request for retention.Â
Case History:
06/07/24: Application for retention submitted. Applicant also confirms they agree to reinstall the missing roof ridge tiles and replace the three (3) prominent windows at the front elevation with appropriate windows units that are correctly sized for the openings.
05/10/24: Applicant requests final inspections for previous open CofA applications in preparation for sale of property to new owner. Inspection is completed and HDLC Staff notes that there are open issues that must be addressed, such as removal of roof ridge tiles, inappropriate window infill, and retention of construction of new post-supported roof coverings at the right side and rear.
04/30/20: Current owner purchases property.
08/03/16: CofA issued to previous owner for removal of existing aluminum windows with new 1/1 vinyl windows. An HDLC final inspection is never requested following the completion of the work.
