Description: Retention of the installation of inappropriate windows at a Contributing rated, two-story, two-family residential building in deviation of a Certificate of Appropriateness.
HDLC Guidelines:
Section 8, Pages 7-9, of the Guidelines for Windows and Doors.
Retention Items:
Side elevation windows: At the discretion of the Commission
Front façade windows: Deny the retention.
Staff Recommendations:
The application for the New Construction of a two-story, two-family home was approved in October of 2021. The work commenced soon thereafter. In November of 2022 a visual inspection noted deviations in the construction of the building and stopped work. Staff worked with the applicant to discuss the deviations and abate them without going for retention. Construction was then allowed to move forward. Upon final inspection it was noted that the windows installed are a 9 over 6 ratio rather than equal sashes in the approved drawings.
The applicant is petitioning the NO Commission to allow retention of inappropriate windows at the front façade and side elevations.
Staff recommends the denial of the retention of the front five (5) windows with the replacement of the side elevation windows at the discretion of the Commission.
