Constructed in ca. 1895, 1210 Pauline Street is one of three identical two-family Creole Cottage residential buildings near the corner of Pauline and Marais Streets. At some point in the building's history a rear, right-side addition was constructed. This addition was completed with a hipped roof that was integrated into the main roof at the eave.
In 2020, a proposed structural renovation went through the HDLC ARC and Commission review process and was approved. A recent final inspection revealed several deviations from the approved drawings. The final inspection was failed for the installation of visible HVAC mechanical equipment, the removal of gutters and downspouts, the absence of corner board trim at the rear addition, and the alteration of the roofline at the right-side elevation addition. Following correspondence with the property owner and contractor, work was completed to move the mechanical equipment to a non-visible location, add appropriate trim at the corner of the addition, and install gutters and downspouts. The applicant is seeking retention of the roofline alteration.
The approved 2020 scope of work included the reframing of the side addition roof due to ongoing termite damage. The approved drawings (below) indicated that the roof at the addition would be restructured to add another slope at the rear while maintaining the hipped condition at the street-facing slope. However, the as constructed condition is a shed roof condition that integrates the roof of the addition and main building. HDLC guidelines for side additions do not typically allow for shed roof conditions as they significantly increase the width of the addition spatially and visually.
Staff has no objection to the retention of the roofline alteration as correcting the roof would require restructuring the entire roof of the addition. Staff would like to reiterate that any future exterior work must be reviewed and approved by the HDLC as the building is located in a full control district.
