Description: Massing approval of the renovation and camelback addition of existing building and new construction of a 980 SF second primary structure at a Contributing rated, one-story, single-family residential building.
Previous ARC Recommendations:
1/17/23: The ARC voted to conceptual approval of massing for your application.
The sides of the addition should be weatherboards to visually tie it to the shotgun. The camelback with the balcony and terrace to remain stucco.
The terrace rail, and recessed balcony side materiality can be lighter in nature with the suggestion of screening.
Once materiality is explored the application should be placed on the ARC agenda.
12/20/22: The ARC voted to defer your application for additional review. The ARC agreed that:
The first scheme presented is preferable to the two stand alone buildings.
Renovating a single story, single bay shotgun to a 3 story building is overwhelming.
Multiple building/addition massing iterations should be explored to address neighboring buildings.
A meeting with you and HDLC Staff should occur prior to the next ARC submission.
11/15/22: The ARC voted to defer your application for additional review. The ARC agreed that:
The massing of the 3 story addition is not appropriate contextually with respect to the existing 1 story shotgun.
The camel back should be at least 2 rooms back at the existing building.
Three stories may not be appropriate for the size of the lot.
A 3D model with street views will help show design and intent.
