Does anyone know if there are plans for any businesses/establishments in the same area as the new Starbuck's?

Yes, Indian Pueblos Marketing Inc. (IPMI, the for-profit enterprise that supports the Indian Pueblo Cultural Center) has an updated plan to develop the remaining property of the former Indian School campus. On Monday, City Council approved "O-16-22 Updating Development Design Standards For The Commercial And Office Tracts;

Adopting Updated Development Design Guidelines; And Adopting Updated Authorized Uses For The Commercial And Office Tracts." This was the result of almost a year of work by IPMI, their development planners, the City Council, Planning staff and Municipal Development staff and the 12th & Menaul Committee of the Near North Valley Neighborhood Association. The new plan updates and clarifies parts of the HOK Plan developed in 2005 with community participation.

With the new plan in place, IPMI is working with prospective businesses about locating along the commercial strip along 12th Street. There are good prospects for a restaurant on the lot immediately north of the Starbucks.

Another facet of the new plan is that it is in harmony with phase two of the 12th & Menaul Great Streets project. The engineering on this is virtually complete. Work could begin on the street and streetscape on 12th south of Menaul by the end of this year. There is dated information about the project at www.12thandmenaul.org.

The Near North Valley Neighborhood Association will have presentations about these developments during our semi-annual membership meeting on Tuesday, October 25th at the North Valley Senior Center, 3825 4th St. NW. There will be an open house beginning at 5:30 pm and the regular meeting at 6:30 pm.
