JMB has planted trees beside the house to avoid cars cutting cornes.

So far the solution works
Status: FR 190719
Owner comes to the JMB office after closing time (7pm) and insist to have an answer "why the speedhumps that are placed that day are not placed at the location that was pointed out by him". Owner then questioned the property manager Mr Sharif "do you know for you are working". After Mr Sharif confrmed that he knows exactly for who he works and advised the owner to make an appointment to discuss this matter during office hours if he cares the owner went back out of the office seemingly upset.
Status: FR 230719
Owner insist in a personal meeting (in which he showed up 20 minutes late because "of the traffic") with Mr Sharif that he want the the JMB put speed humps and road curbs according to "his wish and direction" (see attached pictures). During this personal meeting with Mr Sharif on the 28th of June at MO it is explained to him that the JMB cannot always accomodate owners in their wish to put a speed humps or road curbs at a location that a specific owner desires because the JMB serves the majority of the owners and as well JMB need to concentrate on cost and effectiveness as well. As well mr Sharif explained that although in the 2nd AGM is approved to put speedhumps it is not defined in this AGM how many humps need to be placed, what is the budget must be and what should be location. Therefore it is to the JMB to decide about this matter where they think it fits best the purpose of all residents.
Mr Sharif and Ms Thila acknowledged that there were cars crossing the "complaining" owners' place as they investigated this matter as well they can see that the grass at the corner is not green anymore because of cars driving over this corning "taking a short cut". Mr Sharif and Ms Thila presented then a solution to the owner that ensures cars cannot keep crossing the land (street corner) of this owner by putting 2 metal poles there or even big plants. However the owner not accepts this solution and insist that the speedhumps will be placed there with a mirror according to his ideas (see his drawings) because to him this would solve the problem. After Mr Sharif asked the owner if he could guarantee that this solution would solve 100% the problem the owner could not give a guarantee about it unfortunately.
Therefore Mr Sharif again proposed to go for a more cost effective solution instead speedhumps and road curbs together with a mirror but the owner didn't want to accept this.
Mr Sharif asked where are the communications that has been done about this matter to the us and the owner said it may not have been done properly. That is why Mr Sharif asked him to send an email with details asap to him to get the issue clear.

Dear En. Azim & Mah Sing Careline team,
I wish to complain about JMB services due to no solution/action is taken towards the report I made earlier (damaged space/floor in front of my house).
I am complaining because this has been pending for nearly 2 years now and although the work has been agreed to be materialised after the meeting. It is truly disappointing and unprofessional since they keep manipulating about the progress etc. Last week, I was informed by Ms. Thilaga (JMB representative at Alpine) that she has to prioritise other works, although the fact that I have made the report to her since last year and she agreed to ensure the solution is in place.
As a consumer, we purchase Mah Sing property and the maintenance fee for JMB, as we expect a proper ownership taken by Mah Sing’s appointed company . Hence, I appreciate your intervention to expedite the solution, as agreed by JMB earlier.
Thank you and regards,
Syed Kamil

Dear Mah Sing CRM Team,
Thank you for your ownership and commitment.
In reference to our recent teleconversation, I wish to draw your intervention to expedite the preventive measures in addressing safety issues as highlighted below (I’m forwarding my earlier emails).
For your information, I've surfaced out the report to all relevant parties at M Residence 2, however, there is no reply and effective mitigation from their side until now. This is even more crucial as it involves safety aspect that should be taken seriously to avoid recurrence of any incidents at Mah Sing properties area.
It is truly disappointing and clearly not in line with the value of "Service Excellence" as embrace by Mah Sing Group.
I would appreciate your kind intervention to expedite the solution timely and effectively, many thanks.
Below is my property details:

Unit number: PA1-020 (Alpine)
Address: No. 88, Jalan MR 2/17, Taman M Residensi 2
I look forward to hearing from you soon.
Thank you and regards,

Dear MR2 team,
I’m writing to seek your attention regarding safety and road condition issues at MR2, which require necessary action. FYI, my father has logged the report since last year, however, there is no action until now. As we are surfacing the concerns, my nephew was almost hit by a car when he visited the family last week.
Hence, to avoid the tendency of future incident, I seek your utmost attention to address the issues immediately.
The issues for your attention are as follows:
1. A road next to the house number 88 (Jalan MR 2/17) is heavily used by most vehicles as a convenient route to connect other roads. Some of the vehicles are passing by quickly which may cause accident towards other vehicles as well as the residents who walk by the roads.
2. Front space of the house number 88 Jalan MR2/17, is frequently passed by the vehicles (instead of driving properly on the designated road). As a result, those who are standing in front of the house sometimes get shocked and almost hit by the vehicles. In addition to that, the road cement and grass are totally damaged due to this.
Attached are the photos and recommended solutions, for your reference.
I appreciate your immediate attention to this matter.
Thanks & regards,
Syed Kamil
