Additional bylaws as agreed in 3rd AGM you find below
Bylaw 1: Pet Management
1.a. Dogs walked outside must be walked on a leash and cannot walk freely.
1.b. The owner of the dog must bring dog poop cleaning tools (scoop, plastic bag etc) to ensure the poop in the common area will be cleaned up by the person who walks the dog.
1.c. Each dog and pet need to be compulsory registered at the Management Office so the management knows which pet belongs to which owner: Dog / Cat owner name and picture, Dog / Cat name and picture, address, contact hp, contact email as well in case of dogs it is compulsory to provide management with a copy of the dog license as well.
Bylaw 2 - Feeding of animals
2.a. feeding of cats, dogs, birds or any other animals (eg. Monkey’s) is strictly prohibited in MR2 Alpine and subject to a fine of RM 200.- max per event / incident for any breach of this rule.
Bylaw 3 - Gate / Awning installation
3.a Installation of a new gate/awning in front the house is allowed after obtaining approval from the Alpine management.
3.b Several options to change the gate will be provided by the management to support residents to install a new gate while management invites owners to provide their ideas and plans as well to the management.
3.c The intention is to maintain the uniform quality outlook of the strata landed property as advised in the MR2 house rule booklet.
Bylaw 4 - Smoking and or Vaping and alcohol usage in the Taman and playground
4.a To create a child friendly playground the Alpine taman and playground will be a non-smoking and non-alcohol area (see the area on the picture in the pdf attachment “Non Smoking Area”).
Bylaw 5 - Ritual burning
5.a No ritual burnings can be conducted on the common area grass or street parts.
5.b If any damage is being caused by residents to the common area grass or tiles the management will charge the resident for the cost of repairing it.
Bylaw 6 - Events with Canopy
6.a Prior to having an event where a canopy is being used the owner must:
> fill in the (1) event form including the
> (2) canopy compliance form to ensure no obstruction will be caused to other residents.
The documents can be obtained from Management Office or downloaded at www.mr2alpine.xyz
> If residents despite filling in / signing the "event form" and "canopy compliance form" not comply with these regulations then the fine for breach with this regulations will be RM 200.- per day as from the day when the canopy is installed until the day it is dismantled again.
Example:
The canopy is installed Monday 3 pm and it is in breach with the rules and after 3 days it is dismantled on Wednesday 9am.
The fine is then 3 days x RM 200.- = RM 600.-.
Bylaw 7 - Lorry parking
7.a A lorry of an owner is to be parked inside the unit with closed gate or if it not fits an open gate.
7.b. Any lorry of non-owners (visitors) cannot be parked inside Alpine but must be parked somewhere outside the Alpine compound.
Bylaw 8 - Car parking
8.a To reduce car parking issues MR2 house rules (5.0 (b) must be followed which is:
park 1st vehicle inside their lot and second car at the designated parking place at common area.
8.b In case there are more cars they must be parked in such a way that they not cause any disturbance to other residents eg. park in front their house.
8.c Cars parked not in compliance with MR 2 house rules can and will be clamped.
8.d Unclamping the car is subject to a fine of RM 200.-.
Bylaw 9 - Speed limit
9.a Maximum speed limit for vehicles to drive in ALpine is 30 km per hour.
9.b Any vehicle speeding more than RM 30km/hr in Alpine will be fined per offence with a RM 200.- maximum fine.
Bylaw 10 - Drying clothes behind the back yard
10.a According MR 2 house rules no clothes can be hang to dry behind the back yard or in front the house at common areas.
Bylaw 11 - Building things behind back yard
Not any form of construction, gas ton, table or any other matter can be constructed in the back lanes without management approval.
