This was a mixed use development in Egham, The client owned the property which compromised of a ground floor shop, and 2 no. apartments above. The roof was in need extensive costly repairs.
The brief was to extend the building to the rear, to enlarge the shop and create a meeting room and staff facilities. Create additional studio apartments to the upper floor and provide a upper ward loft conversion to create a fifth apartment in the roof space.

Planning permission was sought and granted for the shop extension. The new accommodation provided improved shop and back office accommodation, as well as providing staff facilities in line with current regulations, including 2nd emergency access escape door, disabled toilets and cooking and washing facilities.
A space planning exercise was untaken and furniture layout was produced to demonstrate accessibility and movement for customers and staff users of the building.
The development was succesfully construction given the constraint site. Access for construction only available from the rear of the property. The construction techniques and methods employed either required offsite assembly in the form of pre formed dormer windows, craned into position and splicing steel beams to form the floor construction.
Complex design was achieved by coordinating planning requirements, party wall and fire protection technical detailing, structural engineers design at the same time as implementing new energy efficient and adequate building regulations into small 1 bedroom cost effective apartments.
It essential to obtain planning permissions for the loft conversion and additional apartment in the roof space for resale of the apartment to cover roof repair costs.
Drawings helped demonstrate the new dormer window would not effect the street scene, as it would not be seen at eye level.
Extending the building and re-organising the layout and accommodation has modernised in line with current regulations, making this building more energy efficient and sustainable.
The end result is a improved and modernised property, a roof that has been repaired and a commercial premises enlarge to grow and employ more staff with all costs covered in the creation of the addition apartments.
This has meant the owner is now able to rent out the properties for more and has the peace of mind that the property is well maintenance, to correct standards and meets modern day standards and is safe for people to use.
