Eviction notice by lawyers serve limited purpose. Lawers charge for lawyer's notices.
When eviction petitions are filed by the lawyers, eviction notices/judgments and eviction-related notices are served by the court itself.
The notices by court due to petitions in court are more valued by the court. Such petitions cause court hearings and better progress.
BPCL's advocate's reply to Gopal's advocate's eviction notice is below.

2.My reply dt.20Dec2024 of regret and rejection against renewal proposal of BPCL for lease greement
Dear Sir/Madam,
Apropos of the ref. above, Bharat Petroleum Corporation Ltd. was facilitated the lease agreement benefit for thirty seven years. As the lease agreement expired on 31Dec2024, BPCL requested me in letter ref.(1) above for extension of the lease agreement. In my reply ref.(2) above, I informed that I nurtured plans otherwise with regard to the usage and the development of my property. Hence, I further informed that I was not willing for any extension of the lease agreement beyond 31Dec2024. In other words, I have decided to take back possession of the property for purpose of my future plans.
BPCL irresponsibly neglected regarding smooth handover of the property immediately after the lease agreement expiry date viz. 31Dec2024 and till date. I view this seriously.
My letter dt.20Dec2024 already crystal-clearly, unequivocally indicated and vindicated my rejection to extend the lease agreement to BPCL. In other words, renewal of lease agreement expected by BPCL is a wild goose chase of impossibility.
I hereby direct you to vacate and evict the site immediately failing which BPCL will be blacklisted as an illegally operating organization in the site leading to maximum penalties and other legally punitive measures and policing that are consequent upon this blacklisting and prolonged violations of law and order causing untold losses to me.
Thanking you.
Yours sincerely,
