Some of the improvements he has planned over the summer include the kitchen being remodeled, new fencing installed around the water treatment area, putting in a nice dog walk area, vacuuming and cleaning out the manhole near the maintenance area where the sewer goes to prevent water standing and removing the dead stumps and dead trees. Jorge has been and will continue to work hard in catching up from the neglect over the past few years. Jorge:
· Officially back at Toby’s 100% and is looking forward to taking care of the needs of our park on a full time basis again. Many improvements have been made in the year he has been in the park, but realizes there’s more to be done. If you have any issues or concerns, he welcomes them and would be happy to address them with you.
· Pool heater – Working diligently to get this resolved. A new heater was purchased last year before Jorge arrived. However, it’s a propane heater versus electric and is much harder to maintain. Our AC person has looked at it and said this is something they do not do and we would have to call someone who specializes in propane. Arcadia Electric has replaced some breakers but that did not fix the problem. It’s under warranty but the warranty company said their pool vendor does not go to Arcadia and that we would have to find a specialist to fix the problem ourselves and they would reimburse us. Jorge is working with a new pool company as of a couple of weeks ago, but pool vendors do not specialize in heat and internal issues. He is searching trying to find a specialist that can fix the problem. Be reminded, the pool is not down. It is still operational for those who still want to use it.
· The water treatment area will get new fencing. U.S. Water has received blueprints of our water system and they will be installing isolated valves so that the whole park does not have to be shut off when problems occur.
· Dumpster – is leased equipment. Waste Management took it to their shop for an analysis to review if it can be repaired or needs replaced. They have determined ours will be replaced. The project manager is working on making a delivery and we hope to receive it in a few days. After it is delivered, we will have a pest control company spray the area around the shop. We will also refresh the appearance of the area with power washing and repairing of the fence, painting of the concrete and new signage.
· Some residents have recently received inspection notifications concerning their lot. It is not a violation letter, but just a friendly reminder to keep your place looking nice for the benefit of the park and your neighbors.
· Sheds – We started out with 145 shed violations and we are down to 80. The county is happy with our progress and willing to work with us and will give us another year to get in full compliance. Jorge will make arrangements for those remaining to meet with the county next month to determine a solution for your situation.
· Air Conditioning/heat in the clubhouse is in the budget for next year
· Jorge addressed a question concerning the rumor of him residing in the Manager’s House. Although it is not official, IF he does in fact decide to move in, he assures accommodations will be taken to be sure all activities that are currently held there will be taken care of in securing an alternative location.
· A water cooler system will be installed in the gym next week.
SPECIAL THANK YOU: To all who attended the Pampered Chef party this week. If you were not able to attend, online orders are still being accepted on their website under Diana Bradley.

Jorge: There is currently only one water shut off valve for the entire park. However, at the end of this season, a shut off valve is to be installed on each street. Residents are NOT to work on any of the park water system. If they want to work on something on their own lot, they are to consult a plumber and discuss the matter with the park manager prior to doing anything. If this is not done, the park resident is financially responsible if anything goes wrong.
There were 145 shed violations and there are currently 90. Jorge will meet with those remaining people, along with a corporate person. Before changing anything on your shed, consult with the park manager.
Auditors from corporate do check on lots at random.
