Updates from Jorge:
· As you know, the roof is in the process of being repaired. This is the first step in our ultimate goal of installing heat and air in the clubhouse. Once the roof is complete, the next stage would be putting in a drop down ceiling. If you have visited Big Tree, the layout and look will be similar to their clubhouse.
· We will be getting a brand new trash compactor over the summer as well as new concrete in the dumpster area. This will be a huge upgrade to the area.
· The sidewalk near the compactor will be enclosed. Due to huge oak tree, the roots have cause uprooting in the concrete making it a tripping hazard. Someone recently fell on the concrete and we have now closed that area off. The tree is protected and cannot be removed. To prevent further injuries, we will be extending the main gate to the maintenance area to encompass the sidewalk putting it inside the shop area.
· We will be redoing the pool deck. We will be removing part of the deck, re-sanding it and putting down new pavers.
· We will be trimming the trees in the park in July this year.
· We will be installing some new solar lighting fixtures around the clubhouse and surrounding area.
· To help the Activity Board offset part of the expenses in entertainment, Jorge paid for the entertainer we had this past weekend.
· We will be enclosing the lanai soon. The lumber and materials have already been purchased. Bill Payne and crew will be doing the work. This will allow for more room for activities.
· We will be having our final meeting soon for shed violations. We originally started off with 145 violations and that number has dropped down to 78. We need to continue to work to get the violations down.
· We will be putting in a second well over the summer. Since we have more than 100 water connections in the park, we are considered a community water system which requires a second well be installed.

News from Jorge:
· Updated residents on the vandalism that occurred in the park last weekend. It was not done by someone in the park. We were not targeted. It was done by a group of at least 4 people who have not been apprehended yet. Homes were not burglarized. Jorge’s wife was also a victim. Residents are encouraged if you have lights to leave them on and if you have cameras, keep them recording. If you see suspicious activity at night, please call law enforcement. The park was and continues to be patrolled by law enforcement on a regular basis. In fact, the night of the vandalism, the sheriff was recorded in the park at 12:18 a.m. prior to the burglaries occurring around 2:00 a.m.
· Plans are in the works for a brand new trash compactor to be installed over the summer and the concrete redone at the dumpster area. Cameras are installed and being used to monitor activity in the dumpster area. There was a lighting outage recently due to a breaker issue. If you see the lights out in the garbage area, let Jorge know so he can check the breaker.
· A new maintenance worker has been hired pending background checks.
· Jorge is doing his best to react to issues as quickly as possible. The pool problem was fixed in a week. If you notice the pool is dirty, let Jorge know. The vendor comes at night and can address any issues then.
· The winners of the Christmas decorations: RV winners: Lots 313, I & 17. Park model winners were 109, 245 and 69.

· Joy Woodward – Red Hat Dolls: There are signup sheets posted in the clubhouse for events planned for January and February. The event in February is a show to see “Two Drunk Nuns”. The fee is $31 and must be paid at the January event.
· Carol Lee:
o As a reminder, we have a service in the park called Granny’s closet that stores used mobility aid equipment (i.e. crutches, canes, walkers) for residents to use on a temporary basis when a need arises. See Carol Lee, Sharon Bignall or Carolyn Wright if you have a need. They also have unopened boxes of Depends that have been donated if anyone can use them.
o Carol also noted that many volunteers over the years have contributed their time to the park to make it what it is today. The Activity Board has also worked hard over the years to provide us with the many activities and entertainment we all enjoy. Entertainment costs have risen over the years and your continued support in purchasing activity cards is needed to keep the entertainment going.
· Becki Brown: As the Neighborhood Watch commander: Speeding continues to be a problem in the park. If you see a neighbor speeding, politely ask that they slow down for the safety of others. Please remember to carry your flashlights at night. Dog walkers are to keep their dogs on a leash at all times.
· Bill Payne – A survey will be mailed out next week to all residents regarding activity cards. They would appreciate your input.
Jorge:
· Welcomes everyone back to Toby’s. Appreciates everyone taking care of their lots upon their return to make them look nice. Site inspections will take place and those in violation of keeping your place cleaned up will be issued written citations.
· The Activity Board pays for liability insurance for activities and entertainment held in the clubhouse. These functions are not covered by the insurance provided through Encore as the entertainers are hired by the Activity Board and not Encore. Jorge is going to work with the Board to help pay for a show or two to help offset the cost of the insurance.
· Dogs: We had an incident in the park where a resident was bitten by a dog. Dogs must be on a leash at all times. Dogs will no longer be permitted to run round loose by the storage area. A dog park is in the plans for this summer. The property out front is leased by Encore and could be a potential location for a dog park.
· Pool: The issue with the pool has to do with broken and corroded aluminum tube in the pilot assembly. The parts have been ordered and Miller’s will be here Monday to repair it.
· Air conditioning in the clubhouse is still in the plans but will be a work in progress that also involves repairing the roof and installing a drop ceiling. Plans are to start working on the roof this summer.
