Home Owners Preventative Maintenance
Schedule annual heating and cooling systems preseason checkups with a reputable service company. It is best to schedule the cooling system in the spring and the heating system in the fall.
A maintenance checkup should include but is not limited to the following:
1. Check and inspect condensation drain.
2. Check vent system for leaks or blockages.
3. Lubricate all moving parts to reduce friction.
4. Tighten all electrical connections.
5. Check access door for secure fit.
6. Examine flue for obstructions.
7. Check and vacuum air intake grills for blockage.
8. Examine wiring for signs of rust and corrosion.
9. Check for natural gas odors.
10. Test smoke and carbon monoxide detectors when you set clock forward. Best practice is to change the batteries when you set the clock forward.
11. Check fire extinguisher pressure gauge monthly for a full charge to be sure the extinguisher is holding a full charge.
Cooling Specific Maintenance
1. Visually inspect evaporator and condenser for dirt grime and scale. Clean as needed.
2. Clean blower components and Lubricate motor every five years
3. Inspect the terminals and wiring for corrosion and tighten connections.
4. Test AC for proper operation.
5. Flush condensate drain to help prevent clogs
Heating Specific Maintenance
1. Clean blower cage and lubricate motor.
2. Examine the heat exchanger for possible cracking.
3. Adjust and test the ignition system
4. Inspect vent pipes for loose connections.
5. Replace and/or clean furnace filters.
6. Tighten electrical connections.

Important
· Every Unit should have at least one fire extinguisher in a readily accessible place.
· Every resident/tenant should know where the water shutoff is located. Two-bedroom unit –shutoff in kitchen pantry. One-bedroom unit – shut off in entry closet.
