Association Dues

Annual dues will be $500.00 per year and payable in advance for the period from July 1 through June 30 the following year.
A 10% late fee ($50.00) will be applied to payments post marked after July 31.

On July 30th, a final notice will be sent.

If no response is received before August 15, the board may choose to initiate a Mechanics Lien  with the McCracken County District Court.

IMPORTANT NOTICE:

It is the sole responsibility of the homeowner to pay dues by the due date - July 1.

If you are in process of selling or buying a home, it is the sole responsibility of the current homeowner to pay dues by the due date and settle dues payments or prorates with the buyer at closing of the home. The HOA has no involvement or responsibility with home closings or prorating dues. The seller and the closing agent have the responsibility of advising a new buyer about association dues and if there is a lien on that property.

If a current homeowner moves out and dues have not been paid, it will be responsibility of the new homeowner to pay dues in full.  If the new homeowner refuses to pay the dues, legal action may be taken.

Any dues not paid in full by the current homeowner by July 31 will be subject to a 10% late fee. If you do not include the late fee in your check, you will be charged and you will be responsible for paying the late fee. 

It is the responsibility of the current homeowner to notify the board when they are either moving  out of or within the subdivision and give the board a forwarding address.

It is the responsibility of a new homeowner to notify the board when they move into the subdivision, so that the board can get their contact information, enter that information into the database, and deliver a "newcomer's packet" to the new homeowner.

All dues are prorated on a daily basis and paid at the closing.
