Vacant Lots
Our future will be shaped by what we do with remaining lots. Will we eventually have 525 or 700 homes? What will be the impact on open space, facilities, cost of ownership, property values, nature, our uncrowded feel, etc.? The following table depicts homes and vacant lots in each neighborhood, as of 2018. The pie chart shows the remaining vacant lots by their rear location/view. There are a good mix of marsh, pond, golf, and wooded lots, available throughout the neighborhoods (except for villas which were sold complete).

What do we want for our Island?
Buyers are often unwilling to build in the face of a rather complex and lengthy building process. There is much more to the problem than simply having attractive lot at attractive prices. At the present rate of building and sales, it will take decades to achieve full residency. We needn’t be satisfied with organic growth. CIPOA can incrementally encourage sales and building by expanding marketing programs and providing membership and building Incentives.
On the other hand, we might not want full build out, and would be better served by less building and more amenities and/or nature. The Island needs to have this conversation soon, or we will be subject to the hand of serendipity.
