A Thriving Island
Callawassie Island is a member-owned community of ~880 acres. This well-established, 38+ year old, private, gated community has 713 residential properties, all privately owned. Approximately 500 homes have been built, with just under 400 being primary residences. Many remaining home sites are still owned by the original owner, while others had many owners.
The Callawassie Island Property Owners Association (CIPOA) secures, maintains, and markets the Island on behalf of its members (owners). A robust amenity package provides facilities and activities that contribute to the lifestyle of the community and the lasting friendships that result.
Beauty and nature abound in this island Paradise, which becomes apparent the first time you cross the Causeway. The community was the first certified Natural Wildlife Community in SC (2006). Being an Island with a 24/7 guarded gate provides a seldom matched level of security. Building and Landscaping Covenants further assure that the look and feel of the Island is maintained.
The community is on a sound financial footings with monthly dues supporting a rich suite of amenities, and annual assessments funding Island operations. 30-year capital plans are in place to assure that the Island and Amernities are properly maintained. Contribution fees paid by new owners go into Capital reserves for improvements to facilities and amenities assuring they are kept up to date with trends in the market. Being member-owned, owners control the destiny of the Island and embrace special assessments for significant improvements.
Stability brought by the established base of owner-members, with the opportunity for new residents as homes are built, results in a vibrant future and thriving Island.
