History of Building
The following chart shows the history of home building. The bottom blue area reflects the cumulative homes built, with the number built that year. Building decreased significantly beginning in 2008. Full build-out will likely take decades at the present rate.
The number of lots owned increased as new phases were open, and decreased as lots were consolidated by owners or acquired by CIPOA. In 2010, owners were required to formally consolidate properties that were bought as such with membership exceptions (9). CIPOA acquired several properties from the developer along the way to preserve open space along Callawassie Drive and elsewhere, most recently in 2104 (2) access to the peninsula in The Cottages and in 2019 (2) for a cart path to Spring Island Drive. Presently there are 713 residential properties on rolls; the maximum along the way was 726. Original (850+) and subsequent (739) proposals and plans were much higher.
When Owners Build
Cumulatively through 2017, the average time to build after purchasing a lot was 2.8 years, 4.3 years for those purchasing after 2001 due to the boom around 2005.
Since 2008, owners build promptly, and buying lots for investment purposes makes little sense because carrying cost of ownership and falling/stagnant prices that no longer justify speculation. Banks no longer will mortgage lots and Spec homes are no longer being built
The original concept behind villas and cottages, where pre-approved designs on selected properties enabled buyers to understand exactly what they were getting and when, would seem to be something for the community to consider. This coupled with membership incentives could lead to dozen of homes being built a year.
Building by Neighborhood: Build-out has been completed for the Villas. As of 2017 with little changne since, ample vacant lots remain throughout the remaining island neighborhoods providing a wide choice of excellent properties for buyers as well as an opportunity for our community, particularly in the cottage area, which like Villas, can be rented for short term and thus are well suited for investors, rentals, and 2nd homes.
