McCarren Park is a public park in Brooklyn, New York City.
It is located on the border of Williamsburg and Greenpoint and is bordered by Nassau Avenue, Bayard Street, Lorimer Street and North 12th Street.
It is operated by the New York City Department of Parks and Recreation.
Opened in 1906 and originally named Greenpoint Park, the park was renamed McCarren Park in 1909 after State Senator Patrick H.
McCarren (1849–1909), who began work as a cooper at Williamsburg sugar refineries and eventually became the Democratic boss of Brooklyn.
The park is a popular destination for recreational softball, volleyball, soccer, handball, and other games.
It is also used for sunbathing and dog-walking.
In late 2004, the park's track was resurfaced and has been a popular destination for running enthusiasts.
Events on the baseball fields of McCarren Park include members of the punk and indie communities gathering to participate in league-controlled kickball tournaments.
For several years, the baseball fields have hosted tournament play for the Hasidim; weekend afternoons provide T-ball and softball games for organized area youth groups; Latino families and friends often utilize the fields to play soccer and volleyball into the late hours of the night.
Since June 2003, McCarren Park has hosted SummerScreen in McCarren Park, and The Renegade Craft Fair, a DIY event.
The fair attracts artists and creative types, featuring a wide range of merchandise such as reconstructed clothing, comic books, tote bags and other handmade goods.
McCarren Pool was the eighth and largest of the eleven giant pools[1] that were built by the Works Progress Administration to provide safe swimming facilities for all New York City residents.
Mayor Fiorello La Guardia attended the dedication on July 31, 1936.
With an original capacity for 6800 swimmers, the pool served as the summertime social hub for Greenpoint and Williamsburg.
The building's vast scale and dramatic arches, designed by Aymar Embury II, typify the generous and heroic spirit of New Deal architecture.
The pool was closed in 1984.[1][2] It quickly became blighted, and covered in graffiti.
The bathhouse buildings were broken into and extensively vandalized, until they were sealed up sometime around 1989.
The pool was also used in a chase seen in the 1984 movie Vigilante.
The reuse and reconstruction of the pool remained a contentious community issue for many years, until the community came to a consensus plan in 2001.
The community sought to reconstruct the facility to encompass a skate park, an indoor recreation/performance center, and a smaller pool that could be converted to a seasonal ice rink.
The plan was estimated to cost $26 million and had a good chance of receiving public funding, but the budgetary constraints of the City in post-9/11 shelved the plan and the pool remained closed for the next few years.
In 2005, Clear Channel Entertainment gave $250,000 to the City Parks Foundation, a private non-profit entity, to do basic stabilization and safety improvements to the pool structure.
The first public event in the pool, a dance performance called Agora, choreographed by Noemie Lafrance, was held by Sens Production that summer.[2] In fall of the same year, the City Parks Department sought an entity to manage events on site for the summer of 2006.
In the summer of 2006, a number of free and cheap public events were held at the pool, including the free SummerScreen film series, Jelly NYC's pool party series and the Williamsburg Film Festival.
That summer also saw Clear Channel Entertainment's concert-promotion arm, Live Nation, put on a series of six concerts that were ticketed for $45-$52 (including ticket service fees).
By early 2007, the pool was again being used for concerts, film screenings and other events.
The park was substantially renovated in the 21st century, including its swimming pool and the restoration of a bath house and a recreation center: In 2001 McCarren Park's ballfield was renovated at a cost of $560,000 and the handball and boccie courts were updated at a cost of $601,000.
A $1.7 million project in 2006 renovated the park's well used running track and soccer field, and new lighting was added in 2008 at a cost of $1.1 million[3]Meanwhile, as part of the 2005 rezoning of Greenpoint and Williamsburg, the City appropriated $1 million in capital budget funds for restoration of the pool as a performance space.
Also, $300,000 was allocated by the New York City Council in 2006 to support the construction of a seasonal rink.
During early 2007, many in the community expressed a preference that the pool be returned to its historic use as an active recreational facility, with a smaller space dedicated to cultural and concert events.
In April 2007, New York City Mayor Michael Bloomberg announced that reconstruction of the pool would move forward, funded as part of the City's PlaNYC long-term planning initiative.
Total budget was announced as $50 million, with construction slated to start by 2009.[4] Before reconstruction began, the site continued to be used as a large concert venue.
In 2008, Wolf Eyes, Times New Viking and Vivian Girls opened for Sonic Youth on August 30.
The plan brought to the New York City Landmarks Preservation Commission in September 2008 did call for a performance space to be included, but only as a portion of extensive refurbishment with a new pool, an ice-skating rink, a cafe, a community center, and an exhibition center.[5] The Commission approved the renovation plan on September 9, 2008.[6] Final design renderings were completed in February 2009,[7] and renovation work began in December 2009.
As renovation work progressed, the bathhouse buildings were finally unsealed.
The LTV Squad urban exploration team again went inside and documented the building interiors, revealing a virtual time-capsule of 1980s graffiti which lay untouched over the previous two decades.[8] The graffiti was completely removed during the renovation.
The pool reopened on June 28, 2012.
The rush of large crowds and long lineups during the first few days resulted in some skirmishes between bathers and lifeguards, injuries to two police officers, litter and graffiti on nearby streets, and unease among local citizens.[9][10] In 2013, work was begun to remove "Hipster Lake", a puddle of water that was annoying users of the park's fields.[11] During Summer 2018, the running track and turf soccer field were closed for renovations.

Hotel Terme Millepini is a four-star hotel in Montegrotto Terme, Padua, Italy.
It contains 100 rooms and is recognized for having the world's deepest pool, the Y-40, which put it in the Guinness World Records.[1] The hotel was first built in 1997 and renovated in 2013.[2][3] Y-40 "The Deep Joy" pool first opened on 5 June 2014 and was designed by architect Emanuele Boaretto.
It is 42.15 metres (138 ft) deep, making it the deepest pool in the world.
It contains 4,300 cubic metres (1,136,000 US gal) of thermal water kept at a temperature of 32–34 °C (90–93 °F).[4] The pool features underwater caves and a suspended, transparent, underwater tunnel for guests to walk through.
It includes platforms at various depths, ranging from 1.3 metres (4.3 ft) to 12 metres (39 ft), before the walls of the pool narrow into a well-like funnel which plunges straight down to 40 metres (131 ft).
The hotel offers tickets to freedive and scuba dive.[1][5] Italian freediver Umberto Pelizzari first measured the depth before the pool was open.[4] When it opened on 5 June 2014, it was awarded the "Deepest Swimming Pool for Diving" by the Guinness World Records.[6] That record was previously held by the Nemo 33 pool in Belgium.

ASP – America’s Swimming Pool Company is a franchised swimming pool service chain, specializing in swimming pool maintenance, repair, and renovation.
Stewart Vernon founded the first ASP - America's Swimming Pool Company in 2001[1] in Macon, Georgia, where the franchise headquarters currently resides.[2] Stewart Vernon, founder & CEO of ASP – America’s Swimming Pool Company, opened his first swimming pool service company in Macon, GA in 2001.
Through an apprenticeship with a local pool service expert who was preparing to retire, Vernon learned the industry inside and out.[3] He purchased service equipment and a truck, and began working as an owner/operator.
By age 22, Vernon had successfully launched the first ASP.[4] As his individual business grew, Vernon was presented with the concept of changing his business model into a franchise, offering the ability to expand the brand across the nation.
After researching the franchise concept, Vernon founded ASP Franchising and began selling franchises in 2006.[3][5] Over 15 years, the company has grown to 82 locations serving 200 territories, in 20 states.
As of 2015, each of the 82 franchises is individually owned and operated.[6] Vernon began franchising the business in 2006,[3] detailed below is a total of the number of franchise owners that have joined the company over the years: Since the launch of the first franchises in 2006, ASP has received multiple awards and recognitions, including, but not limited to, the following:
The Pool of Bethesda was a pool in Jerusalem known from the New Testament story of Jesus miraculously healing a paralysed man, from the fifth chapter of the Gospel of John, where it is described as being near the Sheep Gate, surrounded by five covered colonnades or porticoes.
It is now associated with the site of a pool in the current Muslim Quarter of the city, near the gate now called the Lions' Gate or St.
Stephen's Gate and the Church of St.
Anne, that was excavated in the late 19th century.
The name of the pool is said to be derived from the Hebrew and/or Aramaic language.
Beth hesda (בית חסד/חסדא), means either house of mercy[1] or house of grace.
In both Hebrew and Aramaic the word hesda could also mean "love, one with water"[citation needed].
This dual meaning may have been thought appropriate, since the location was seen as a place of disgrace due to the presence of invalids, and as a place of grace due to the granting of healing.[2][3][4][5] Alternative renderings to the name Βηθεσδά (Bethesda),[6] appearing in manuscripts of the Gospel of John, include Βηθζαθά[7] (Beth-zatha = בית חדתא[8]), a derivative of Bezetha, and Bethsaida (not to be confused with Bethsaida, a town in Galilee), although the latter is considered to be a metathetical corruption by Biblical scholars.[9] Franz Delitzsch ("Talmudische Studien, X.
Bethesda", Zeitschrift für die gesamte lutherische Theologie und Kirche, 1856) suggested that the name comes from a mishnaic Hebrew loanword from Greek, estiv/estava, that appropriately referred to stoa (στοά).[citation needed] According to the Gospel of John, Bethesda was a bathing pool (Greek: κολυμβήθρα, kolumbethra) with five porticoes (translated as porches by older English Bible translations).[10][11] Until the 19th century, there was no clear archaeological evidence for the existence of such a pool, which prompted some Western scholars to argue that the gospel was written later, probably by someone without first-hand knowledge of the city of Jerusalem, and that the pool had only a metaphorical, rather than historical, significance.[12] The Pool of Bethesda was sometimes identified by commentators with the modern so-called Fountain of the Virgin, in the Kidron Valley, not far from the Pool of Siloam, or alternatively with the Birket Israel, a pool near the mouth of the valley, which runs into the Kidron south of St.
Stephen's Gate.
Others identified it with the twin pools then called the Souterrains (French for "subterranean"), under the Convent of the Sisters of Zion;[1] subsequent archaeological investigation has identified these with the later Struthion Pool.[13] However, as early as the fifth century, there was a Byzantine church in what became the precincts of the Church of St.
Anne, called the Church of the Probatike[14] (the Church at the Probatic Pool, or the Pool of the Sheep) or the Church of the Lame Man.[15] This site, as subsequently excavated by archaeologists, seems plausibly to fit the description in John's Gospel.[16] In archaeological digs conducted in the 19th century, Conrad Schick discovered a large tank situated about 100 feet (30 m) north-west of St.
Anne's Church, which he contended was the Pool of Bethesda.
Further archaeological excavation in the area, in 1964, uncovered the remains of the Byzantine and Crusader churches, Hadrian's Temple of Asclepius and Serapis, the small healing pools of an Asclepeion, the second of the two large pools, and the dam between them.[17] It was discovered that the Byzantine construction was built in the very heart of Hadrian's construction and contained the healing pools.[18][17] The Johannine text (chapter 5) describes the porticoes as being a place in which large numbers of infirm people were waiting, which corresponds well with the site's apparent use in the 1st century AD as an Asclepeion.
The biblical narrative continues by describing a Shabbat visit to the site by Jesus, during which he heals a man who has been bedridden for many years, and could not make his own way into the pool.[19] The healing, and Jesus' instruction to the man to take up his mat, prompts a protest that the religious customs of the Sabbath have been broken.
The history of the pool began in the 8th century BC, when a dam was built across the short Beth Zeta valley, turning it into a reservoir for rain water;[20][21][22] a sluice-gate in the dam allowed the height to be controlled, and a rock-cut channel brought a steady stream of water from the reservoir into the city.[20] The reservoir became known as the Upper Pool (בריכה העליונה).
Around 200 BC, during the period in which Simon II was the Jewish High Priest, the channel was enclosed, and a second pool was added on the south side of the dam.[20][21][22] Although popular legend argues that this pool was used for washing sheep, this is very unlikely due to the pool's use as a water supply, and its extreme depth (13m).
There has been some scholarly debate about whether the pool may have been a mikveh (Jewish ritual bathing pool).[23] [24] In the 1st century BC, natural caves to the east of the two pools were turned into small baths, as part of an asclepieion;[20][25] however, the Mishnah implies that at least one of these new pools was sacred to Fortuna,[26] the goddess of fortune, rather than Asclepius, the god of healing.[27] Scholars think it likely that this development was founded by the Roman garrison of the nearby Antonia Fortress,[20] who would also have been able to protect it from attack.[25] Also, the asclepieion's location outside the then city walls would have made its presence tolerable to the Jews, who might otherwise have objected to a non-Jewish religious presence in their holy city.[25] In the mid 1st century AD, Herod Agrippa expanded the city walls, bringing the asclepieion into the city.
When Hadrian rebuilt Jerusalem as Aelia Capitolina, he placed a roadway along the dam, and expanded the asclepieion into a large temple to Asclepius and Serapis.[20] By the fifth century, at least part of the asclepieion had been converted into, or replaced by, a Byzantine church, known as the Church of the Probatike (literally, the Church of the Sheep, the pool being called the Probatic or Sheep Pool) and initially dedicated to the Healing of the Paralytic, though from the sixth century associated with the Virgin Mary (the pilgrim Theodosios wrote in De Situ Terrae Sanctae (c.
530) that "next to the Sheep-pool is the church of my Lady Mary").[28] This reflects a more general movement which appropriated the healing sites of pagan religion and rededicated them to the Virgin Mary.
The theory that this church was built by the Empress Eudocia (c.
401–460) is uncertain.[29] It seems more likely to be associated with Juvenal, bishop of Jerusalem in the mid 5th century.
This church was destroyed in 614 by the Persians.[29] After the Crusader conquest of Jerusalem in 1099, a much smaller church was built among the Byzantine-period ruins on the stone dyke separating the two pools, known as the Church of the Paralytic[29] or the Moustier ('the Monastery').
It was followed by a larger new church erected nearby.
This larger church, completed in 1138, was built over the site of a grotto which had (from the fifth or sixth century onwards[28]) been traditionally believed to be the birthplace of Mary, mother of Jesus and was named for Mary's mother, Saint Anne.[30] After the conquest of Jerusalem by Saladin in 1187 it was transformed into a Shafi`i fiqh (Islamic law school).
Gradually the buildings fell into ruin, becoming a midden (waste dump).
In 1856, the area including the Church of St.
Anne and the pool site was presented by the Ottoman Sultan Abdülmecid I to Napoleon III of France.
The French renovated and rededicated the church (under the administration of the White Fathers), at the southeast corner of the pools, leaving the other ruins untouched.
There is a tale[citation needed] that the site was originally offered to Queen Victoria as part of the negotiations which led ultimately to the Cyprus Convention of 1878.

The Neptune Pool is the name of the outdoor swimming pool ensemble at Hearst Castle, in San Simeon, California.
Featuring the significant swimming pool, it also includes: fountains, ornamental pools, sculptures, marble pavilions, alabaster lanterns, dressing rooms, and an ancient temple facade (mainly reconstructed).
The Neptune Terrace, including its huge pool shell, are raised up behind massive retaining walls on the Hearst Castle ridge-line in the Santa Lucia Mountains.
It is to the north and lower than the main Casa Grande and the guest house terrace, with vistas of the ranch, Point San Simeon coastline, and Pacific Ocean.
In 2014, the pool was drained due to severe drought conditions in Southern California.
The pool had been leaking and evaporating 5,000 US gallons (19,000 l; 4,200 imp gal) of water per day.
[1] Extensive renovations began in 2017 to completely replace the pool's tile base and fix the leaks which had plagued it since its construction.
The pool was temporarily filled for the first time since 2014 that August to make sure the leaks had been repaired before the water was subsequently returned to the local watershed.[2][3] In August, 2018 the pool restoration was completed and the pool was refilled.[4] Designed by architect Julia Morgan, the Neptune Pool with terrace elements was started in 1924.
Albert Solon and Frank Schemmel of Solon and Schemmel Tile Company came to Hearst Castle to perform the tile work.[5] The Neptune Pool was built and rebuilt three times, each version a larger size.
After the 1926 and 1934 redesigns and re-buildings, it was finally deemed completed by William Randolph Hearst in 1936.[6] The Neptune Pool is 58 feet (18 m) wide except for the 95 feet (29 m) width at the primary axis fountain—alcove section, and the secondary axis pool length is 104 feet (32 m).
The depth varies from 3.5 feet (1.1 m) at the west 'shallow' end, to 10 feet (3.0 m) at pools' main drains.[6] The fountains and pool are fed by spring water piped from the Santa Lucia Mountains, and the pool alone holds 345,000 US gallons (1,310,000 l; 287,000 imp gal) of water.[6] Light-veined Vermont marble decorates the flooring and side walls of the swimming and ornamental pools, and the colonnades.[6] The swimming pool is surrounded by Ancient Roman Revival and Greek Revival style pavilions and colonnades.
The pool's main axis centerpiece and north terminus is elaborated from parts of the façade of an Ancient Roman temple that William Randolph Hearst had purchased in Europe and imported to San Simeon.[6] It is symmetrically framed by the colonnaded pavilions as the secondary axis' west and east terminus elements.
17th-century Italian Neoclassical bas-reliefs are upon the sides of the colonnades.
The 'Neptune' and 'Nereid' statues, first atop the cascade, were moved to present positions in the Roman temple's pediment.
New classical sculptures were commissioned by sculptor Charles Cassou.
His 'Neptune statuary group,' planned from the late 1920s for a small cascade pool, was never installed.[6] His ‘Venus’ was.

Venetian Pool is a historic U.S.
public swimming pool located in Coral Gables, Florida.
Completed in 1924, it was designed by Phineas Paist with Denman Fink.[2] Venetian Pool, opened in 1924 as "Venetian Casino," was created from a 4 acres (16,000 m2) old coral rock quarry, abandoned in 1921.
The pool was founded by George Merrick as part of the development of Coral Gables, which was created in Mediterranean Revival style and utilized a large amount of coral for ornamental features of the community.
The remaining quarry was reconfigured by architect Phineas Paist and designed by artist Denman Fink.
Named for the Mediterranean city of Venice, Italy, the pool included a Venetian style bridge and classic mooring posts.[2][3][4] Venetian Pool has gone through several phases.
A large additional island was created to allow Venetian-style gondolas to dock alongside, though the gondolas were later removed.
A high diving platform was constructed above the grand waterfall and was also later torn down.
Early in its history, the pool was regularly drained completely to permit the Miami Symphony to perform in it, taking advantage of the quarry's natural acoustic qualities.
In 2001, to celebrate the 75th anniversary of Coral Gables, the pool was once again drained for an orchestral performance.
A 1989 renovation restored many of the pool's original features.[4] In 1981, Venetian Pool was added to the National Register of Historic Places, and is the only pool listed on the register.[2][4] The pool occupies a shallow quarry displacing some 820,000 US gallons (3,100 m3) of fresh water daily from artesian wells, making it the largest freshwater pool in the United States.[4] The pool ranges in depth from four feet to depths of over eight feet near the grand waterfall, with a two-foot kiddy pool near the lifeguard station; the station is atop a bridge leading out to an island with two full size palm trees on it.
A grotto, where natural water-filled caves stretch back over twelve feet into the hillside, is located across the pool from the island.
There is a sandy sunning area for sunbathers and a café area that is commonly used for weddings and receptions.
A walking path surrounds the whole complex.
The pool received a massive historical restoration in 1989.[2] The pool had another major renovation (and was closed to the public) between September 8, 2008 and April 30, 2009.
The pool has come under criticism from environmentalists due to the massive amounts of fresh water it uses daily, raising concerns that the process of completely draining the pool every night and refilling it the following day was depleting the Floridian aquifers.
In 1998 a solution was devised to drain the water back into the aquifer, using natural ground filtration, thus recycling the precious natural resource, while allowing the pool to maintain its fresh, clear water.

Sunnyside Bathing Pavilion is a landmark public pavilion in the Sunnyside lakefront area of Toronto, Ontario, Canada.
Built in 1922, its original function was to provide changing facilities for swimming in Lake Ontario, however lake conditions were often too cold and an adjoining public swimming pool was built in 1925.
The Pavilion was renovated in 1980 to provide updated changing facilities and a café along the beach and a garden.
By the 1920s, swimming at the foot of Roncesvalles Avenue had been popular for over thirty years, as there was a swimming area near a pumping station.
This changed in 1913 when the pumping station was demolished to make way for the bridge connecting Lakeshore Road and the King/Queen/Roncesvalles intersection.
A staircase was built for pedestrians to walk down to the shoreline.
A slide was installed for bathers to slide down into the water.
By 1920, this area was filled in and the beach was moved farther to the south.
For the year 1921, the beach was recorded as having over 302,525 visitors.[1] On June 28, 1922, Toronto Mayor Charles A.
Maguire opened the Sunnyside Bathing Pavilion to help bathers change for the swim in the lake.
The building, constructed of concrete, cost $300,000.
Each wing held an outdoor changing area, lockers and showers, the women's side on the east, and men's side on the west.
It offered over 7,700 lockers for patrons, a roof garden for 400.
Admission fees were 25¢ for adults and 15¢ for children, and bathing suits and towels could be rented.[2] In the center was a staircase leading to an upper terrace which overlooked the change areas leading to a rear terrace which ran the full length of the building and overlooked the beach.
The building was designed by Alfred Chapman who had designed the Princes' Gates and the Ontario Government Building at Exhibition Place for the Canadian National Exhibition (CNE).
The bathing pavilion design was based on the bathing pavilion at Lynn Beach in Massachusetts.[3] The Pavilion was the site of the first 'Miss Toronto' beauty pageant in 1926.
On July 29, 1925, due to coldness of the lake during the preceding two summers, the Sunnyside Pool, nicknamed the 'Tank', was opened beside the Bathing Pavilion to the east.
It measured 300 feet (91 m) by 75 feet (23 m) and could accommodate 2,000 swimmers.
At the time of construction, the pool was considered the largest outdoor swimming pool in the world.[4] Admission fees were 35¢ for adults, 10¢ for children.
The 'Tank' was especially popular with children as special streetcar runs were made to take children to the Pool directly from around the City.
When built, the pool had a diving tower and bleachers on the east end.
The tower was replaced with a simple diving board before 1980, and the diving board itself was eventually removed.
The bleachers have been replaced by an equipment building.
The Sunnyside Bathing Pavilion was renovated in 1980.
The outdoor lockers and changing areas were demolished and new changing rooms were built.
The pool was rededicated as the 'Gus Ryder Pool', named after Marilyn Bell's coach, the founder and coach of the Lakeshore Swim Club of New Toronto.
The east wing of the pavilion, which formerly held the outdoor women's changing area became a new enclosed changing facility with new men's and women's changing areas.
The former entrance from the archway area was closed and a new entrance was cut in the north wall to enter the changing area.
The west wing, which formerly held the men's changing area, now houses a cafe with patio on the boardwalk and a tea garden.
An opening was made in the western wall opening onto the adjacent parklands.
The central section and upstairs terrace is used as a public space for functions, such as wedding receptions, catered by the cafe below.
The pool was closed for renovations for most of the summer of 2010.
Intended to reopen in July, the pool reopened for a short period at the end of August, using a temporary water heater.
A June storm destroyed some pool equipment, including custom pool heaters for the pool.[5] The south side of the facility is home to the cafe, and fronts onto the boardwalk and the beach.
The cafe is open from spring to fall.
Sunnyside Pool is open for swimming during the summer, starting in June and ending in September.
In 2012, the pool is open from 10 AM until 8 PM, with a break from 3:45 PM until 5 PM.
During heat alerts, the pool stays open until 11:45 PM.
The pool has regular swimming instruction leading to "Bronze Medallion" certification.[6] Swimming at the pool is free, however there is a charge for instruction programs.
To the east of the pool is an outdoor wading pool and a children's playground.
South of the pavilion, the beach is available for beach volleyball.
The lake is fit for swimming most of the summer, except for days after rainstorms when bacteria counts are high.
On Canada Day, the pavilion and park is often the site of picnics or music festivals.
In 2011, a small music festival, the "Canada Day Picnic" played live and recorded "house" music from 1 PM until 11 PM on July 1.[7] In other years, the music has been country and other forms.
In September, the upper terrace is used for the annual Sunnyside Beach Juried Art Show & Sale.[8] The show takes place over a weekend and includes live music.
Admission is free.[8] Coordinates: 43°38′16″N 79°27′23″W / 43.637737°N 79.456301°W / 43.637737; -79.456301

The show is similar to House of Bryan and Bryan Inc., two previous shows starring builder Bryan Baeumler, his wife Sarah, and their children; along with Bryan's apprentice Adam.
The Baeumler family is renovating and restoring a tropical island beachfront resort, to operate as their own, that the Baeumler couple has bought by leveraging everything they have, and their final safety net.
The show became one of the top 5 most watched shows in several Canadian media markets in its first season; and #3 of all specialty television in Canada; and the highest rated show on HGTV Canada in over a decade.
Following its success in Canada, the series was picked up by HGTV U.S.
to premiere on June 7, 2020.
As the Baeumlers' previous series did not air widely in the United States, the show will air under the title Renovation Island.[3] The Baeumlers have bought Emerald Palms, a beachfront resort on South Andros island, the largest and least developed of the Bahamas islands.
They have moved their entire family to the resort to live while they rebuild it, and hope to open within 6 months or lose it, without its cashflow.
Emerald Palms has not operated for a decade.[4][5][6] In 2017, the Baeumlers vacationed on South Andros in the Bahamas.
They found the abandoned resort, Emerald Palms, the original half-century old 18-room hotel and clubhouse; plus 22 villas, spa and beach bar added later, on a 10 acres (4.0 hectares) property; that had been renovated a few times since.
The resort had closed down in 2011.
When weather socked them in, they found the resort for sale on the internet.
The resort is located 20 minutes from Nassau and an hour from Fort Lauderdale.
They bought the resort, and starting living on a boat initially, and then moved into one of the 500-sqft.
villas while renovating it.
The couple left a management team back home to manage their businesses, while they work on the resort project.
They originally planned to open the resort in May 2019.
They started renovation work on the resort started in March 2018.[7][8][9][10][11] HGTV greenlit the TV series in 2017, succeeding the second season of Bryan Inc., with the same production company, Si Entertainment.
Filming started in 2018 for the 2019 premiere.[2] Island of Bryan premiered on 7 April 2019, in a 60-minute timeslot on HGTV Canada, to start a season of 13 episodes.[1] The TV show marks the first time a HGTV Canada show renovated a site that was open for the public to visit.[10] The Royal Bank of Canada has integrated into the series, with custom commercials advertising its products with the series stars in the commercial breaks.[12] The series became a top 3 show in two Canadian media markets in May 2019.
It was renewed for a second season.[13] The show was a top 5 show in two Canadian media markets in June 2019.[14] In May 2019, it was announced that the TV show would return in the winter, and cover the 6 months needed to complete renovations to the remaining portion of the resort, ending the series.[15] Season 2 would be 8 episodes filling a 60-minute timeslot starting Winter 2020.
It was revealed that season 1 became the #3 show in Canada for specialty television programming.[16] With its #3 in Canada ratings, it became the highest rated show on HGTV Canada in over a decade.[17] Caerula Mar Club is an island resort located in Andros, Bahamas; on South Andros.
The resort was named "Caerula Mar" in reference to the cerulean-coloured sea (deep blue sea).
Its stated philosophy is to have barefoot luxury for guests.
As a luxury resort, initial pricing was between $350 and US$1100 per night.
This is with the saga of seeing, acquiring, Phase 1 renovations, and Phase 1 grand opening occurring over a 2-year period.[18] The resort has been designed around eco-friendliness, fair-trading, sourcing from sustainable farming producers.[19] The resort is located near Drigg's Hill, where the Drigg's Hill Dock, the local harbour is located.
The local airport is Congo Town International Airport.[4][20][21][22] The resort previously called Las Palmas Hotel, then Ritz Beach, then Emerald Beach Club, then Emerald Palms.[23] It was built in the 1960s, and last operated 8 years before production on the show began.
It contained a central hotel of 18 rooms and 22 villas.
The oldest building, the hotel block, was completed in 1969, for the resort's original opening.
Construction materials are shipped in to the local harbour, Drigg's Hill Dock.[5][4][20][21][24][25] During the show Island of Bryan, the Baeumlers turn the abandoned resort into Caerula Mar Club, which was initially planned to be completed in mid-May 2019, and opened in June 2019.[20][8][6] The business established by the Baeumlers by the end of the season is Caerula Mar Club resort.
Its first season of business was to start in Summer 2019, originally anticipated as a mid-May opening.
With the unanticipated delays and travails, opening was pushed, for a summer soft opening and a Phase I grand opening in fall 2019.
The planned grand opening was November 1, 2019.
It opens with a snackbar, bar, and restaurant; a spa and massage services.[20][24][8][18][19][6] At the time of the December 2019 Phase I grand opening, there were 18 hotel suites available, and 6 villas, in operation on the property, with four dining areas, both fine and casual.
The opening represented the first new resort on the island in 2 decades.[26][11][27] In 2020, because of the COVID-19 pandemic, the resort had to close down.[28] The shows two main cast are Bryan Baeumler and Sarah Baeumler along with their family.
The show also has other cast such as contractors and hotel staff.[4][20][29][30][31][32][8][25][33][34][23]
Deep Eddy Pool is a historic, man-made swimming pool in Austin, Texas.
Deep Eddy is the oldest swimming pool in Texas and features a bathhouse built during the Depression era by the Works Progress Administration.
The pool began as a swimming hole in the Colorado River, became a resort in the 1920s, and is today a popular swimming pool operated by the City of Austin.
Deep Eddy began simply as a swimming hole in the Colorado River that flows through Austin.
Cold springs rose from the river banks and people swam in the river where a large boulder formed an eddy.
In 1915, A.J.
Eilers, Sr.
bought the land surrounding the swimming hole and built the concrete pool.
The pool served as the centerpiece of a resort, the Deep Eddy Bathing Beach, which featured cabins, camping, and concessions.
Lorena's Diving Horse was one popular attraction.
As seen in historic photographs, a ramp led to a 50-foot-tall (15 m) diving platform over the pool's deep end from which the horse and rider would dive.
Other pool amenities included a zip line across the pool and a tall slide, while other attractions included a diving baby and a Ferris wheel.
In 1935, the City of Austin bought the property for $10,000.
Two weeks after the purchase, a massive flood on the Colorado River destroyed the bathhouse and other improvements, and filled the pool with mud and debris.
The Works Progress Administration and the city of Austin jointly funded the rebuilding of the bathhouse, which was designed by Austin architects Dan Driscoll and Delmar Groos.
The pool opened as a public park in July 1936.
Over time, the city has put the property to a variety of uses.
While the pool continues in operation, the city separated the western edge of the land as a park and playground named after A.J.
Eilers.
The city also converted Deep Eddy's bathhouse to alternative uses including a long service as a wildlife science exhibit.
In 2004, for safety reasons, the city removed the 70-year-old, 50-foot-tall (15 m) cottonwoods that surrounded the pool.
Deep Eddy Pool is listed as a historic landmark on the National Register of Historic Places and has been the inspiration of various works of art.
Architectural design elements were replicated by Dan Driscoll in his design of the Barton Springs Pool Bathhouse in 1946, Texas musician Jimmie Dale Gilmore wrote the song "Deep Eddy Blues" about the pool and the nearby bar, the Deep Eddy Cabaret.
Deep Eddy Pool is popular with adult recreational swimmers for its lap swimming pool and with children for its large wading pool.
The pool is fed with clear, cold water from two wells, one at 300 ft and a second new one at 400 ft,[2] and is not chlorinated.
Water temperature varies between 66 and 75 °F (20 and 25 °C).
The lap swimming pool is generally open during daylight hours all year, though hours are shortened during winter months.
The lap and the wading pool are open from March 14 through October 31, 2015, 8:00am to 8:00pm.[3] In summer months, the pool sponsors Splash Party Movie Nights, showing family films on an inflatable movie screen visible by swimmers and waders.
The pool supports a number of sporting events, including the Deep Eddy Mile swimming competition.
Most of the original bathhouse was closed to the public for many years.
The Friends of Deep Eddy, a non-profit association of swimmers and other parks advocates, began a fundraising campaign to renovate the bathhouse to its historic condition in 2002.
First construction on the project began in 2005 when the Friends group replaced the dilapidated roof.
Final construction and reopening of the bathhouse took place in June 2007.[4][5] In Spring 2012 the City of Austin rebuilt the pool due to severe leaking and cracking of the pool slab.
Work crews removed and replaced, or capped over with new reinforced concrete, the entire pool bottom.
The pool's west end was lengthened and a beach-type (zero-depth) entry was added.
The project also included repair of the pool walls, widening of the pool deck, and adding new coping around the pool edge.
The pool side pump house building was removed and replaced, and a new storage building was added to the east of the pool.
Harrah's Resort Atlantic City is a casino hotel in the marina district of Atlantic City, New Jersey, owned by Vici Properties and operated by Caesars Entertainment.
The casino is one of three in the marina district of the city, along with the Borgata and the Golden Nugget.
Harrah's was the first to be located in the district and remained the only resort there until Trump's Castle (later Trump Marina, now the Golden Nugget) was opened in 1985.
It was the fifth casino to open after the legalization of gambling.
Harrah's Atlantic City was conceived, and initial construction started, by a partnership of LM Walters Co and Holiday Inns.
It was originally to be named the "Holiday Inn Marina Casino".
Holiday Inns purchased Harrah's Corporation, following the death of Harrah's founder Bill Harrah, during construction of the facility.
Though Bill Harrah did not participate in the new casino's development, the facility was re-branded Harrah's Marina Resort prior to opening.
The new casino was located in the marina district – the first casino in Atlantic City not located on the famous boardwalk.
Harrah's Waterfront Tower rises 46 stories above the Marina in Atlantic City.
Harrah's opened on Saturday November 22, 1980 with a 506-room hotel tower, now known as the Coastal Tower,[3] and became the top-grossing casino in the city.
In 1986, Harrah's opened the new all-suite Atrium Tower,[4] due to the complex's popularity and the opening of Trump's Castle across the road.
Another expansion occurred in 1997 with the opening of the Marina Tower.[5] The Harbour, Atrium, and Marina towers each stand at 16 stories tall,[6] and the Atrium Tower is connected to the Coastal and Marina towers by hallways on each floor.
In 2002, the 25-story Bayview Tower opened, along with expanded gaming space.[7] The Waterfront Tower opened in 2008, along with a new pool and a spa, to better compete with the nearby Borgata, which opened in 2003.
The hotel tower is Atlantic City's second tallest building, at 525 feet.[8] At night, the entire surface of the tower displays varying digital images.
On a square footage basis, this installation is believed to be the largest exterior LED display surface in the world.
In November 2016, Harrah's began renovating the 450 Bayview rooms/suites.
The rooms will look like the ones in the Valley Tower at Harrah's in Las Vegas.
Floors 4, 5, & 6 were done before Christmas 2016 and opened on December 23, 2016.
The full renovations were completed in 2017.[9] In late 2018, Harrah's announced its 507 room/suite Harbour Tower would be renamed the Coastal Tower and completely renovated to look similar to the recently renovated Bayview Tower rooms.
The first set of rooms will open on Thursday February 7th, 2019, and the rest of the rooms should be completed by summer 2019.[10] In July 2020, Eldorado Resorts acquired Caesars Entertainment, taking over operations of the property.
In connection with that acquisition, Vici Properties bought the real estate of Harrah's Atlantic City for $599 million and leased it back to Eldorado (newly renamed as Caesars Entertainment).[11][12] Harrah's features a variety of restaurants, both for fine and casual dining (including a restaurant by Gordon Ramsay),[13] and a small collection of stores.
The 800-seat Broadway by the Bay Theater opened on December 31, 1980, with Debbie Reynolds and Jay Leno.
The room featured many of the staples of Harrah's properties in Reno and Lake Tahoe including Sammy Davis, Jr., Andy Williams, The Oak Ridge Boys, Marilyn McCoo, Shecky Greene and Suzanne Somers.
Many professional boxing events have also been held in the theater.
In 2007, the room was remodeled to feature theater-style seating and 400 seats were added.
The 1200-seat theater was renamed The Concert Venue.
Recent headliners have included Ron White, Penn & Teller and Patti LaBelle.
Boxing matches are held at the casino.[14] The Elizabeth Arden Red Door Spa is a state-of-the-art spa located next to the domed pool in the new expansion of the resort.
It consists of 23 treatment rooms, jacuzzi and sauna rooms, and a cafe.
Closed in 2017.
A new spa opened in 2018.
Harrah's has 177,000 sq ft (16,400 m2) of gaming space, with 5,567 slot and video poker machines and 139 table games.[15] The poker room has 40 tables,[15] and hosts an annual World Series of Poker event.[16] Harrah's also has a sportsbook which offers sports betting that opened on August 1, 2018.[17] Poker Room – Harrah's Atlantic City features 40 poker tables open 24 hours a day, 7 days a week.
The room offers mainly low limit cards games.
Most big limit poker players tend to play at The Borgata.
They host a number of tournaments every year, including a WSOP circuit event and some World Poker Tour tournaments as well.[18] The new pool at Harrah's is located under a large glass dome and is surrounded by palm trees and other plants.
Due to the landscaping and warm temperature year-round, the pool has become a very popular destination in the city.
It has a minimum age of 21, and guests under 21 can use the family pool on the opposite side of the resort.
On Wednesday, Friday and Saturday nights, the pool is transformed into "The Pool After Dark," offering live DJ music with artists such as 50 Cent, PSY, Jesse McCartney, and VIP Bottle Service.
The pool closed for major renovations on January 17, 2017, and reopened on March 3, 2017.
Harrah's has a bus service, the Total Rewards Shuttle, which takes hotel guests and Total Rewards members to Caesars Atlantic City and Bally's Atlantic City, the other Caesars Entertainment properties in Atlantic City.
it operates 10am-11pm Every Day.
it goes from Harrah's to Bally's then to Caesar's in that order.
Harrah's Atlantic City is also accessible via the Brigantine Connector and is serviced by Route 2 and 3 of the Atlantic City Jitney Association.
The Casino is also accessible by rail via the free jitney buses to and from the Atlantic City Rail Terminal (NJ Transit Atlantic City Line).
Also accessible by NJ Transit Bus #501.
The casino offers air charter service via Republic Airlines to Atlantic City International Airport from many cities across the East coast with hotel packages.[19]
Rehab was a pool party event held from 2004 to 2018, at the Hard Rock Hotel and Casino in Paradise, Nevada, near the Las Vegas Strip.
Rehab popularized the pool party concept in Las Vegas, leading other resorts to begin offering their own versions.
Its success also spawned a reality television series, Rehab: Party at the Hard Rock Hotel, which aired from 2008 to 2010.
Rehab was similar to a spring break party,[1] and each event featured DJ music.
Rehab also featured live performances throughout its history, from musicians such as Akon,[2] Snoop Dogg,[3][4] Drake, Lil Wayne,[5] Lady Gaga, Deadmau5,[6] Pauly D,[7][8] and Psy.[9] Aside from the cost of admission, alcohol and cabanas were offered for additional costs.[10][11] Rehab parties were held on Sundays.[6][12] The event operated during warm seasons, usually starting in April.[13][1][10][14] It would typically end each year in October, depending on the weather.[10] Before Rehab was launched, the Hard Rock Hotel pool was not open to the public and was only accessible to resort guests.[15][16] In 2004, Chad Pallas, the director of nightlife for the Hard Rock, was looking for ways to keep the resort popular.
He focused on improving the pool area and got the idea for Rehab after having one of his weekly boat parties on Lake Mead.
Pallas later said, "It was the greatest time ever to get out there in that cheap pontoon boat and party during the day.
I had just come home and was relaxing one day when I got a call from a girl who wanted to get a group of her friends into the resort pool.
She said she couldn't just walk in, that they had grown more strict, yet I was going to meetings where we were complaining that pool business was down."[17][16] The pool area had sometimes hosted private concerts and special events.[15] Pallas had seen Nikki Beach in Miami, but he was not certain that such an idea could work in Las Vegas, so adjustments were made to the concept to suit the locale.
Pallas said about Rehab, "At first we made the mistake of thinking it was more of the electronic [music] scene, but the crowd that came showed us it was more of a Spring Break party scene."[17] Rehab opened to the public on May 2, 2004,[15] and Pallas hoped that the event could bring in revenue of $20,000 on its opening day.
The first party proved to be successful, bringing in $90,000, and the event brought in profits of $1.5 million by the end of its first season in 2004.[17] Following its initial success, the event returned the following year.[18][19] Rehab was initially popular among local residents, including those who worked in nearby resorts on the Las Vegas Strip.
Word about the Rehab parties gradually spread to tourists, and the event pioneered the local trend of daylife (or dayclub) entertainment, similar to nightlife.[11][16][17][20][21] Celebrity visitors over the years included Rob Gronkowski, Justin Bieber,[9][22] Paris Hilton, and Kim Kardashian.[20] Rehab's initial success was partly due to the lack of competition.[17] By 2007,[23][2] its popularity had inspired other Las Vegas resorts to begin offering similar pool party events.[17][24] By 2008, yearly profits had reached $9 million.[16] Lines would form hours prior to the opening of a Rehab (party).[1][10] As of 2008, the event had capacity for 2,000 people, and lines would sometimes reach into the casino once capacity was hit.[1] VIP customers could skip the line and enter through a separate entrance.[25] Rehab's popularity led to a reality television show titled Rehab: Party at the Hard Rock Hotel, which premiered in 2008.[10] As of 2009, Rehab averaged 2,000 to 2,500 guests during each party, although some busy weekends attracted up to 5,000 people.
Cabana rentals ranged from $1,000 to $10,000 depending on how busy each party was.[10] By 2009, drugs and prostitution had become an issue at resort pools in the Las Vegas Valley.
That year, detectives with the Las Vegas Metropolitan Police Department launched an undercover operation at Rehab.
They subsequently arrested seven people on narcotic-related charges, while another was arrested for solicitation of prostitution.[26][27] The arrests prompted the Nevada Gaming Control Board to investigate aspects of the pool operation, to determine whether such crimes were commonly occurring on the property.[28][29] In 2010, Hard Rock Cafe International sued the Hard Rock Hotel to cancel its name licensing agreement, citing negative publicity associated with Rehab and its reality television series.
The lawsuit alleged that the resort was being portrayed on television as "a destination that revels in drunken debauchery, acts of vandalism, sexual harassment, violence, criminality and a host of other behavior".
The lawsuit also cited the 2009 arrests.[30] Rehab: Party at the Hard Rock was canceled later in 2010.[14] In 2011, Ian Kohoutek became the director of nightlife and launched an effort to help Rehab's public image following the lawsuit.
Kohoutek said about the television series, "I think it was a poor depiction of what Rehab is all about.
This is actually a very fun, clean environment.
We have a clean pool; we operate effectively and by the law."[31][32] At the time, Rehab offered 22 daybeds and 51 cabanas.[31] Describing the success of Rehab, Kohoutek said, "People want to come out and get some sun by the pool no matter what, but making it a nightclub atmosphere just entices them more.
Everybody wants to party and they want to be in the sun while they do it."[11] Rehab remained popular a decade after its opening.
Aside from pool renovations and expansions, the event stayed largely the same over the years, a fact that the Hard Rock Hotel cited as a reason for Rehab's success.[6] In 2013, Rehab hosted a bikini contest called the Bikini Invitational,[33][34][35] which became a yearly event at Rehab.[36][22][37] New bungalows were added to the event in 2015, followed by a revamped stage in 2016.[38] In June 2018, it was announced that Rehab would come to an end later that year, as new owners prepared to renovate the Hard Rock and rebrand it as Virgin Hotels Las Vegas.[39] Rehab held its final pool party on October 14, 2018.[20][40]
The Montreal Olympic Pool was constructed for the 1976 Summer Olympics as part of the Montreal Olympic Park.
The Olympic Pool is part of the larger swimming centre, located in the base of the inclined tower.
The centre has a spectator capacity of 3,012 seats.
At the 1976 Olympics, the venue hosted swimming, diving, water polo, and the swimming part of the modern pentathlon events.
It had a capacity of 10,000 seats at the time (6,988 temporary seats were installed).
The building was designed by French architect Roger Taillibert, who also designed the Olympic Stadium and Olympic Village.
The structure, along with the accompanying velodrome, inspired Taillibert's later designs for Luxembourg's National Sports and Culture Centre.
Outside of the actual aquatic complex, inside the tower, a small museum exists, commemorating the 1976 Games as well as Games past, with posters and displays in French and English.
As of 2014, the aquatic complex is closed while undergoing extensive renovations to bring the facilities in line with FINA+ standards, including:[1] The pool reopened in May 2015, complete with modernized reception and waiting areas and a new boutique, rest area, and food court.[1] The pool was used as a filming venue for the upcoming Olympic-themed film Nadia, Butterfly.[2] Official Site Coordinates: 45°33′34″N 73°33′7″W / 45.55944°N 73.55194°W / 45.55944; -73.55194
The Tapiola swimming pool is a swimming pool centre in the district of Tapiola in Espoo, Finland.
The centre was designed by Aarne Ervi and built in 1965.
The building was renovated by Arkkitehdit NRT, and the renovation was completed in the 2000s.
The renovation included an extension of the centre's premises, including steam saunas, jacuzzis, and a gym.
In 2008, the centre was awarded the European Union Europa Nostra award for successful renovation.
The swimming hall was closed in 2016 due to humidity problems.
There has been plenty of public debate on whether to demolish the existing building and build a new swimming hall, or instead build a new one somewhere else.[1] Coordinates: 60°10′43″N 024°48′26″E / 60.17861°N 24.80722°E / 60.17861; 24.80722
The Lincoln Memorial Reflecting Pool is the largest of the many reflecting pools in Washington, D.C., United States.
It is a long and large rectangular pool located on the National Mall, directly east of the Lincoln Memorial, with the Washington Monument to the east of the reflecting pool.[1] Part of the iconic image of Washington, the reflecting pool hosts many of the 24 million visitors a year who visit the National Mall.[2] It is lined by walking paths and shade trees on both sides.
Depending on the viewer's vantage point, it dramatically reflects the Washington Monument, the Lincoln Memorial, the Mall's trees, and/or the expansive sky.
The Lincoln Memorial Reflecting Pool was designed by Henry Bacon, and was constructed in 1922 and 1923, following the dedication of the Lincoln Memorial.
It is approximately 2,029 feet (618 m; 3⁄8 mi) long and 167 feet (51 m) wide.
The perimeter of the pool is therefore 4,392 feet (1,339 meters; 13⁄16 mile) around.
It has a depth of approximately 18 in (46 cm) on the sides and 30 in (76 cm) in the center.
It holds approximately 6,750,000 U.S.
gallons (25,600,000 liters) of water.[3] Using funding from the American Recovery and Reinvestment Act of 2009, the National Park Service reconstructed the Lincoln Memorial Reflecting Pool.
The pool's water supply system was updated to eliminate stagnant water by circulating water from the Tidal Basin; the pool was formerly filled using potable water from the city.
Paved walking paths were added to the north and south sides of the pool to replace worn grass and to prevent further erosion.[4] Construction on the 18-month, $30.74 million project began in November 2010.
In May 2011, workers began sinking the first of 2,113 wood pilings into a 40-foot-deep (12-meter) layer of soft, marshy river clay and some dredged material atop bedrock to support a new pool.[5] The pool reopened on August 31, 2012.
The project was managed by the Louis Berger Group.[6] Within weeks of the pool's reopening in 2012, it had to be drained and cleaned at a cost of $100,000 due to algae in the pool.
The algae growth was so extensive it almost completely covered the surface of the pool.[7] Using an ozone disinfectant system installed during the renovation,[8] the National Park Service said it would double the amount of algae-killing ozone in the pool to control future outbreaks.[7] In 2013, construction on the National World War II Memorial damaged the eastern end of the Reflecting Pool.
NPS workers closed the eastern 30 feet (9 meters) of the pool in August 2015 to repair the basin, work that was completed in the summer of 2016.[9] The Reflecting Pool was completely drained in June 2017 to control a parasitical outbreak.

It’s a widely known fact that house owners invest more money into kitchen renovations than on any other home related venture.
This is hardly surprising, considering that the kitchen is the heart and soul of your home and a source of great happiness. While kitchen renovations can be pricey, a well-planned, designed and constructed new kitchen area can add enormous value to your home; both while you’re an occupant and if you do eventually decide to sell.
According to research, most kitchen renovations add around two thirds of their original price to the home’s overall value. The following is a list of 7 invaluable ideas for those looking to renovate their kitchen.1) Planning is everythingThe planning phase of your new kitchen renovation will typically demand more time than it takes to build it.

Making the decision to demolish pre-existing walls can create numerous problems, greatly add to the overall construction time and lead to inflated costs.4) Understand the importance of lightingProper lighting is integral to creating a kitchen that looks remarkable and is an absolute joy to work in.
The right style of lighting can help make kitchens appear bigger and more spacious than they really are and is crucial to ensuring that everything can be performed with maximum safety.
Kitchen designers will always recommend that your kitchen has two separate styles of lights:Function lighting – these are the lights that are tasked with illuminating the dark areas created by kitchen cupboards.
It’s advised that two lights are designated to each area to prevent dark spots.Atmospheric lighting – these include ceiling mounted lights, wall lights and indoor spotlights to generate the majority of light throughout your kitchen space.
All quality contemporary atmospheric lights include dials that allow easy adjustment of the light’s brightness and even colour.5) Avoid poorly made items and materialsRemember, your kitchen renovation is an investment.

Don’t forsake quality and longevity just for the sake of saving yourself a few dollars initially.

Hi All,I'm looking to flip a property in the Ft.

It is on a foreclosed home, so probably neglected. What is the price range I am looking at to get this pool up and running? If anyone has had experience with pool renovations, I would love to get your perspective. Thanks,Tuee
Is it completely impractical or just a necessary evil that you have to renovate each apartment only when a lease is up and the people move out? I guess it is never a good thing to do it all at once because that means no renters.
Just wondering what your experiences were!
Good afternoon! I have 3 quick questions I'm hoping some of you can help with.
Feel free to respond to just one or all 3 if you like:1.
Can anyone in the Atlanta area recommend a great general contractor (reliable, timely, affordable, communicative)?2.
Does anyone have a basic contract layout between homeowners and contractors you can share with me? 3.
For 203k renovation loans, any tips/suggestions for dealing with disbursement of funds when check is in both my name and contractor's name? How do I prevent them for just taking off with the money? Thanks!
so I went to another neighborhood in the zip code I'm gojng to be marketing to and three of the ugly and vacants were being renovated.
I tried to see if the owners were flippers but no one was around.
Hopefully they are investors.
I am trying to build a buyers list
After a long career in the software industry, during which I also successfully rehabbed and resold several residential projects as well as an entire small (6000 sq ft) commercial building and a Best-of-Denver award-winning restaurant, I am focused now entirely on real estate in the greater Denver area and Morrison in particular. At present I have four projects underway at once, which is a little too much for my capital and experience levels.
I am looking for one or more partners for these and future projects.
I had a tenant request a certificate of Rent for their own taxes.
I haven't been able to find anything about that, any guidance would be appreciated.
I am getting ready to close on my first property in Knoxville at 3708 Reagan for $60,000.
Currently one of my employees at my restaurant lives in the home and it appears to be in good shape.
I am thinking exterior paint, interior paint, maybe a new prefab counter top, ceramic tile floor in kitchen and bath, new bath vanity, poly the floors, new lights throughout and new faucets and probably a few odds and ends.
In Memphis, this would cost me about $8,000.
Any idea what this would cost in Knoxville?
Maybe it’s the 8 bags of shock I’ve been exposed to over the last two days that’s “inspired” me to right this post, but either way, I know I’m not the only one with the looming feeling investors might face this time of year.

I’ve seen my share of distressed properties, and I guess after awhile, I feel like a Ghostbuster walking through freshly-minted foreclosures.
(“I ain’t afraid of no ghosts!!”) This comes with the exception of pools, though.
A dark green pool may be hiding years of neglect, bad siding, algae, and who knows what else.
It can be difficult to estimate what pool repairs may be needed, and if you have say, 20 minutes to do a full inspection of the house, the "ifs" of a range of $50-$5,000 can swing your margins in the red quickly.
If the home is a short sale, the pool may be sitting for months longer and cost more than you initially estimated, as well.
If you have longer to get an inspection, and a pool person is able to give you an estimate on getting the pool back in working condition, then the initial costs may be worth the investment.
However, there’s further things to consider.
Much of this might be negated if you're flipping the property.
Similar to a fireplace in a warm-weather state building in more value (go figure!), a pool may add extra attraction to your property as well.
It's advisable not to ever add the pool yourself, since dollar for dollar you will never re-coop even your costs.
However, if there are matching houses and one has a pool, the one with the extra amenity may help you procure a buyer that much faster, therefore decreasing your holding time and/or increasing your sales price.
I know many investors out there wouldn’t touch a pool with a 6′ pole (or a skimmer, I suppose!), but others find it to be a draw as a rental or a flip.
What do you think? Is it worth the risk and added cost or do you stay far away from homes with a liquid headache in the backyard? Photo:propertysnaps
Hi,I'm in the process of purchasing a short sale.

Tenant owned 3 foot Walmart type pool.
Do you allow them or take a razor to the side? We just bought a tenant occupied rental and there is a preexisting pool that is not part of the property.
Our solution was to write in an addendum freeing us from all liability and matiness of the pool.
