Introduction
This page is for BIM updates in general, and focusing on BIM-based BCS (building condition survey). BIM-based BCS is actually part of bigger picture of BIM in Facility Management (FM). One of PhD thesis that study about this titled "An Integrated Condition Assessment Model for Educational Buildings Using BIM" (Eweda 2012). It also acknowledged placing sensor measurement and add-on devices/system is part of BIM FM. Robinson et al. (2016) explained about the sensor and sensibility in servitizing construction.
Building Information Modeling (BIM) is one of the key concept in providing holistic asset and facility management. The keyword is INFORMATION and MODEL. BIM is not merely a software or 3-D architecture images.
In Malaysia, BIM is one of the CIDB core activity. Through CIDB Holdings (CIDBH), UKM have MoU with CIDBH as to move forward BIM in Malaysia. The list of program will keep this continue.
RICS has published an information paper about an Overview of a 5D BIM project. The selection of software as a BIM tool is vital towards its success, and it is depends to the expertise that we have as well. Software is just merely a sotware if we don't have enough resources to fully utilize the software capability. Omar (2014) discuss about the significance needs in selection of BIM software.
BIM FM
The benefits of BIM is cross the board of AEC industry. This inclusive of FM stage and the acronym of AEC/FM served this purpose. BIM and mobile interface in performing FM task is among the latest attention given by researchers. Gheisari and Irizarry (2016) looks into this matter, as to understand the current status of BIM and mobile computing environment from the perspective of industry practitioners.

Showcase of real project:
1. Menara PTPTN:
BIM FM starts after this 24-storey building being occupied, back to Jan 2016. For the 1st year, normal maintenance contract is being executed; and BIM FM is keep in mind to be implemented for this building. The first move is to digitalise the drawings with relevant FM info, comprises of space management, inventory management, and maintenance management. The sample is for Level 23 - space, inventory & maintenance.

Affordable home, waiting to be constructed in UKM. The architectural drawing is prepared in 3D BIM.
