Building condition survey is the core competency for Building Surveyors. It is also termed as Building Condition Assessment (BCA), butas to provide clarity, we termed it as Building Condition Survey (BCS), since the term "assessment" somehow misleading to the assessment tax and something to do with the valuation process. Defective construction work is one of the main sources that triggers the needs for building condition survey, especially in the situation that gives impact to safety & health and functionality of the building system (rather than cosmetic or aesthetic defect). During the construction stage, the role of the consultant is very much important, as it is hoped not to be a certification problem.
There are also various court cases available, that requires building defects diagnosis in dispute resolution. Among the cases are in UAE (2015) - marble flooring problem. Few professional blogs are also reporting about this, among other is Safe-T5.
In Malaysia, we are using CIS7 or Qlassic as an effort to produce good quality building. Qlassic first starts in 2006 via CIDB document titled CI7:2006. Mukhtar Che Ali et al (2014) provides a study in reviewing the CQI for Qlassic. In describing this, it is good to relate the aspect of building quality from the perspective of service quality theory, or SERVQUAL. The theory of service quality is also being studied in construction, and these keeps continue. Fotiadis and Kozak (2017) studies about service quality in a theme park.
User behavior also influenced the condition of the building spaces. In this regard, the toilet is an interesting study area, as studied by Gywnne et al. (2019) about bathroom dwells time observation in the airport.
