Our Condo fees cover these common expenses, sometimes not covered at other condos:
all heat (the centralized hot water boiler system and the individual heat pumps in each unit) in the building (including gas, electricity, equipment repairs and equipment replacement)
all air conditioning in the building (including electricity for air conditioners, equipment repairs and equipment replacements)
water (including hot water) for Units, including hot water equipment
our heated underground parking garage
Our Condo fees also cover:
maintenance for all common areas
weekly common area cleaning
snow removal
landscaping maintenance and repairs
heating and water for common areas
insurance for common elements
property management, audit and legal services
Approximately 38% of our condo fees is for a contribution to the Corporation's reserve fund for major future expenditures related to maintaining the safety, appearance and investment value of our property. The Directors have a periodic Reserve Fund Study done and keep it up to date.
