You have access to Broker Sumo as soon as you have provided all onboarding documents to you onboarding coach.
Navigate to www.brokersumo.com/login >> click forgot password >> enter the email address that you supplied during onboarding for a password reset.

Broker Sumo only indicates Active listings. Do not worry if your listing is not actually active, go ahead and mark it active in Broker Sumo.
You do not have to upload Buyer's Agencies or Referral Agreements until the clients are under contract.
Only NWG Admin are allowed to delete documents and transactions.

If you don't "Send a note" your transaction does not appear in the queue for review.
Upload documents and Send for Review
Create the transaction in Broker Sumo and upload documents within 7 days of accepted contract, or when the document files are 80% complete. It is acceptable to send the documents for review missing key items like earnest money and inspection resolution. A note on this is helpful when sending for review.
Upload all documents as one or two bulk files, not as individual files.
This saves you time when uploading and saves the compliance department time when reviewing.
Pay attention to the order of documents.
The order on the Compliance Checklist is the preferred order of documents.
It is critical to present the tax record as the first document in the stack.
The tax record must show the year built and municipality. See this video to see how to obtain the correct printout.
The signed altas will most always come with the mailed check. If it does not appear, we will reach out right away to obtain this.
If you are representing both the seller and buyer or leasor and leasee, you do NOT need two transactions in Broker Sumo.
You will create your transaction for a listing, and in addition to the Transaction Type: Listing, you will also select Selling. This will require you enter the commissions and the agent name for the selling agent.
When you upload the documents, you can upload as two packets. Listing Documents that include the listing agreement and other seller relevant documents and the second packet will be the Sales Contract documents that include the Buyer's Agency Agreement, fully signed sales contract, seller's disclosure, as well as buyer relevant documents.
Upon clicking Create Disbursement, you will see two NWG Transaction fees appear, one for each side. The great thing about this is that it counts as two transactions toward your cap.
Create the transaction, adding all of the required transaction details.
Click Create Disbursement at the bottom of the page.
As you review the Commission Disbursement before saving, you will see the NWG Transaction Fee and your Growth Share payment (if applicable) as debits. You can also add your admin fee at this time.
Add Add Post-Commission Credits/Debits for the amount you are charging your clients.
On the line, Net Amount Due to Brokerage: you should see your commission amount plus your admin fee.

Congratulations, referrals are the easiest way to earn commissions.
Create the transaction just as if it were your own.
Enter the following:
Address
Sales price
Closing date.
Agent: yourself
For the commissions, it will not be a %, you will enter your expected commissions as a flat fee.
Click Generate Disbursement.

All incoming commissions will be an item on your w9, so no need to do extra calculations.
Congratulations, someone has trusted you with their own clients!
Create the transaction and go through the compliance process since it is your transaction.
Below the commissions on the Transactions Details page be sure to enter your expected commissions as percentage (%)
As you generate the Disbursement the Referral will auto-calculate and be seen at the top of the Commission Disbursement as a PreCommission Debit.
NettWork Global will pay out the referral at the same time as the agent. The referral commissions will be send to the broker and address listed on the W9.

At this time, only Admin can delete a transaction in Broker Sumo.
From inside the transaction that you want to delete, send compliance a message to delete the transaction.
Commissions Reports can be pulled at any time via Broker Sumo.
Click Reports. on the left menu panel and then Commission Detail Reports.
You can filter by month or year.
This will show all self-commissions as well as Growth Share listed by transaction.
There are buttons at the top that allow you to download a PDF or excel document for your accountant.
Billing Reports can be pulled at any time via Broker Sumo.
Click Reports. on the left menu panel and then Agent Billings.
You can filter by month or year.
This will only show monthly fees.
There are buttons at the top that allow you to download a PDF or excel document for your accountant.
