In-House Listing Paperwork

Submitting A New Listing

All items listed below are REQUIRED items and must be fully and accurately completed before turning in a file, and before your commission check will be released to you. For our full listing policy please refer back to the NOW Realty Policies and Procedures Manual.

NOW Realty requires that agents complete the MLS input form with ALL of the required property information before your listing will be entered into the MLS system by NOW Realty staff. It is imperative that you as the listing agent independently verify all property information including but not limited to: HOA information, measurements, zoning, easements, mortgages, setbacks, road allowances, defects, etc.
NOW Realty office staff are only available on weekdays to enter new listings into MLS. Listings can only be made active on weekends and/or holidays if it is entered as Coming Soon and set to automatically switch to Active.
The Office Administrator must be notified of new/upcoming listings two days prior to the list date to allow for scheduling and to avoid processing delays. Listings submitted after 2:00 PM may not be entered until the next business day.

The NOW Realty in-house forms are available online and should be filled out electronically with pdfFiller® instead of needing to print or upload them each time. See below for Pdf filler instructions.

PdfFiller® Instructions

Before starting each document you will be asked to authenticate each document by filling in your name and email address and click "Get Started".
On the next page you will be asked to agree to the terms and conditions and click "I Consent".
When the document opens a Welcome box will pop up. Please click the box to agree to the use of your electronic signature and "Let Go!".
Before submitting each form please make sure that all information entered is correct. If you have any questions about using pdfFiller, please click the question mark at the top of the page for help.
Once you click save and submit, the completed document is automatically sent to our office Admin.
On the last screen you have the option to download a copy for your records.

*Please let admin know when you or your client will be submitting one of these forms so we know which agent it belongs to.

Sample Email To Sellers

Below is a sample email you can copy and paste to your seller that includes instructions and links to our in-house listing docs. All forms can still be found in the NOW Store on the Google Drive in a printable format if your seller does not use email or prefers to fill them out manually.

Good Morning {Seller Name},

Below you will find instructions and links to a couple documents that we need you to fill out and sign electronically using our online PDF filler before we can get your home on the market. You do not need to log in or create an account in order to complete the documents. Please let me know if you have any questions.

Commission Breakdown Form

The NOW Realty Commission Breakdown Form has been updated for 2025 and MUST be filled out online for EVERY transaction once it has closed, using this link: https://pdf.ac/1VNONz regardless if you are taking a commission on the transaction or not.

*Outdated versions of this form will not be accepted and you will be asked to fill out a new one before we will process your commission check.
