Properties that are sold without having a listing agreement may be entered into the MLS as a comp-sold AFTER the transaction has closed by the buyer's representative. The buyer must sign a listing input form.
A listing agent cannot enter a comp sold listing because, with a listing agreement, the property should have been entered as a listing (with the seller's consent). Comp Sold listing are entered by the buyer's representative when the property was not a listing on NorthstarMLS.
There are a reduced number of required fields for Comp Sold listings (see the listing input), but the listing is more valuable as a comp when as much information is entered as possible. Similarly, a photo is not required but is useful to appraisers and other real estate professionals in valuations.
The buyer must sign an MLS listing Input Form with the following required information filled in:
