A Listing in "Coming Soon" status indicates the property is being prepared for sale but is not ready for showings.
A Listing in "Coming Soon" status indicates the property is being prepared for sale but is not ready for showings.
If your client signs a contract it must be entered into the MLS within two (2) business days, no matter what status of the listing is going to be.
No showings or Open Houses are allowed while a home is in Coming Soon status including virtual showings.
When turning in a new Coming Soon Listing you must have ALL required listing paperwork fully completed and signed in addition to a completed and signed Coming Soon Listing Authorization Form that gets uploaded into MLS.
Listing may remain in Coming Soon status for no more than 21 days, after which it will automatically convert to Active status (or sooner, depending on the Availability Date you set in our Add/Edit system).
If a listing in Coming Soon Status has an accepted offer the status must be changed to Active with a contingency, TNAS with a contingency or Pending.
You can not re-list a property in Coming Soon status unless the listing has been off market for more than 90 days.
For any status change, there must be a seller's signature on the approved MLS change form.
NOTE: DOM/CDOM does not accumulate while in the Coming Soon Status.

A Coming Soon listing must identify an Availability Date in the designated field. The listing status will automatically become Active on that date (or may be made Active manually prior to that date by the listing broker). Showings may be scheduled for the Availability Date or after, and agents who schedule an appointment for the Availability Date will be notified if the listing becomes Active prior to that date. If the listing remains unavailable for showing when the Availability Date arrives, the status must be changed to TNAS.

EXAMPLE: Say your sellers sign a listing contract on April 6 and sign a Coming Soon agreement indicating they want an additional nine days to get ready.
You would indicate the contract date of April 6 on the Listing Contract:
as well as on the Coming Soon Authorization form:
But on the Authorization form you list the Availability Date as April 15:
Then the listing must be entered into the MLS within two (2) business days.
