All listings must be entered into the MLS, regardless of active, coming soon, or withheld status, within Two (2) business days of the listing contract date or after all signatures are obtained, whichever is later.
Example 1: If a listing contract shows the listing start date of 12/01/2024 but all signatures are not obtained, the listing would not be added to the MLS until all parties have signed the contract. The signing date has now become the List Date.
Example 2: If all signatures have been obtained, the listing would need to be input in the MLS as withheld, coming soon, or active within two business days of the listing start date.
Please note: Incomplete listing is NOT an accepted status for this rule. When leaving the listing incomplete, the listing would not be compliant and will get flagged for late listing when going coming soon or active. Be sure to move the listing from incomplete to withheld when the sellers have signed the withhold form and wish to have their listing in the withheld status. By adding the listing in a timely manner, it ensures cooperation between all members.

Coming Soon: A Coming Soon listing status indicates the property is being prepared for sale but is not ready for showings. Listings in Coming Soon status may not be shown until the listing is in Active status. Listings in a Coming Soon status must upload a completed and signed Coming Soon Listing Authorization Form. Listings in Coming Soon status automatically switch over to Active status on the availability date.
If a listing in Coming Soon Status has an accepted offer it must be updated to Active with a noted contingency, TNAS with a noted contingency, or Pending.
Active: An Active listing is one that live on MLS and available for showings.
Once an offer is accepted, the listing status should change to Pending OR a contingency must be added to listings in Active or TNAS status.
Active Contingent: The existence of a contingent sale that allows the property to remain on the active market must be disclosed without revealing price or terms in the designated contingency field. The listing must be updated in MLS within (24) hours, excepting weekends and state or federal holidays. To update your listing status to include a contingency please send an email request to mlschange@nowrealty.net.
*If the contingency is added to an Active listing, the property must remain available for showing. If the status is changed to TNAS because the seller no longer allows showings, the contingency field must still be updated.
The contingency options are:
Ai- Active Contingent on Inspection
Ar- Active Subject to Statutory Rescission
AS- Sale of Another Property
Subject to Financing
Third Party Approval
Other
Pending: Typically after all contingencies have been lifted and a purchase agreement on a listed property has been signed by all parties and the property is no longer available for showings the pending sale must be updated in MLS within two (2) business days. The cancellation of any pending sale shall be reported immediately and the listing shall be reinstated immediately if the listing agreement has not expired.

TNAS: A listing that is temporarily not available for showings is one where a listing contract still exists but the listing is off the market for a time. Seller must sign a listing input change form.
*If a listing is contingent but the seller no longer wants to allow showings the status can be changed to TNAS but the contingency field must still also be updated.
Cancelled: A cancelled listing is one where there is no longer a listing agreement in affect. The seller and the broker must sign a cancellation.
What to know about canceled listings:
Broker must cancel the contract to cancel the listing.
Broker must do a new contract to re-list as a new listing.
Canceled listings can re-list in an Active status immediately.
Canceled listings cannot go into the Coming Soon status within 90 days of cancelation from the MLS.
NOTE: Exceptions to Coming Soon and Expired listing include being listed at a new brokerage or new property owners.
*NOW Realty Cancellation Policy: NOW Realty reserves the right to charge agents a $300 fee for any canceled/expired listing that isn’t re-listed within 90 calendar days. This fee is to cover the upfront costs that the brokerage incurs to initially set-up the listing, such as; sign installation, marketing costs and other fees. NOW agents are highly encouraged to pass this fee on to the seller client in the listing contract, and insist on payment to NOW Realty, prior to canceling the listing. Any cancellation fees collected should be payable to NOW Realty, and would therefore be credited against the $300 fee to the agent.
Comp Sold: Properties that are sold without having a listing agreement may be entered into the MLS as a comp-sold after the transaction has closed. The buyer must sign a listing input form.
For any status change, there must be a seller's signature on the approved MLS change form.
In MLS you now have access to edit your own listings (with the exception of status, price, and dates) including agent/public remarks, add/organize your own listing photos, add photo captions, add/remove supplements and virtual tour links, and create/edit open houses.
Agents also have full access to edit their own showing instructions in ShowingTime, including the ability to add/remove showing restrictions, block out showing times, add notes for the showing agents etc.
