Guest rooms are designed to fit into the existing building structural grid. Generally rooms are 4.8m wide by 5.8m deep. Rooms have access to daylight an air by either being on a street facing wall, a corner or an atrium. The plan is open and airy and ceiling heights range from 2.94m to 3.43m high. Windows are floor to ceiling and wall to wall. Following the outline of the existing structure, some units have balconies while others have Juliette decks. Guard rails are all glass.

Each guest room has a king size bed with side tables, faux leather headboard and printed wallpaper accent wall. Storage cubicles are built into the bedframe which is painted black. Pillow top beds need to be triple sheeted. Task lighting and accent lighting need to be provided. Blackout draperies and shears need to be provided.

Each guest room has a shower/toilet compartment with a 0.90m x 1.48m shower. Lavatories are free standing basins on a stone top on painted wood shelves. Trim needs to be modern and metal shoes need to be provided for shelf legs. A privacy drapery is shown around the lavatory area and a glass wall shared with the shower is mirrored. General and task lighting need to be provided. Modern hooks and towel bars need to be provided.

Each guest room is equipped with a wardrobe, bench with shelves and cabinets and a desk in a consistent casework assembly. In room safes need to be provided in the wardrobes. A desk chair and bench at the foot of each bed are provided. 60-inch High Definition televisions are shown. All guest rooms should have access to Wi Fi.

Key series 01/02 and 06/07 are double keys. Key series 09 are corner suites with an added wardrobe, sofa and chair.

Interiors & Finishes

Guest room interiors are contrasts in black and white. Horizontal surfaces are black and vertical surfaces are white, unless accented. Counter tops are black composite quartz in French Dark Charcoal Grey to appear weathered. Undercounter shelves, legs and casework are wood veneer pre-painted off-white. Plumbing trim is brushed stainless or an equivalent. Flooring is wood textured matt finished French Warm Charcoal Grey manufactured slip-resistant tile. Walls are the same off-white as casework. Headboards are framed in pre-painted black with French Dark Charcoal Grey faux leather panels. The accent wall behind the bed is a printed photo montage on vinyl wall covering. Sheets and pillow cases are white and the bed frame is black. Accent pillows and throws are black.
