Cash or personal checks will not be accepted. The primary accepted payment method is Cash App ( $ffrental ). We do accept the following alternate payment methods:

IMPORTANT - if you are making your payment via Zelle or Money Order - you must text the landlord to notify them that you are using an alternate method, or your rent payment may be considered late. For more information about alternative payment methods, contact the rental office.
Rent due date is listed on your lease, and it due in full - regardless of weekends and holidays.
If your rent payment is made after your the grace period listed on your lease, you will be charged a late fee. Please check your lease for details about your late fee amount, email familyandfriendrental@gmail.com for more information.
$15 - door unlocking
$20 - key replacement, per set
$50 - lock change fee
You will be charged for any payment that is returned for any reason, including money orders, credit card, debit card, or bank transfers.
$35 - return payment fee.
All tenants must get approval from the rental office before bringing any pets on the premises. There is no pet fee for aquarium fish, but all other pets will require a pet fee. For buildings where pets are allowed, tenant must pay a one-time pet fee, or you will be changed an unauthorized pet fee until you remove the pet of get approval from the landlord.
$350 — one time pet fee, per authorized pet.
$50 — monthly pet fee, per unauthorized pet.
$100 — failure to clean pet waste, per incident.
All rentals must be cleaned prior to move out. Fees will be deducted from your security deposit, unless other arrangements are made with the rental office.
Starts at $350+ — cleaning fee.
Starts at $100+ — for trash/personal item removal.
$100 — smoke residue cleaning fee.
Starts at $150+ — carpet cleaning fee
Starts at $500+ — carpet replacement fee (will ONLY be charged if carpet is soiled with pet urine, or other matter than can't be removed through steam cleaning, or significant physical damage to the carpet)
Starts at $150+ — repair fee. If repairs are needed and damage is beyond normal wear and tear, you will be charged the actual repair costs.
Starts at $50+ — for packing supplies (in instances of abandonment or where personal items are requested to be stored for later pickup).
$100 — for monthly storage fee (when personal items are left after move out date).
$30 - stop payment/new check request. All refunds from the landlord will be mailed via check. If you request a stop payment on a check or you would like a replacement check, there is a fee.
$100 — Extended guest fee. Charged per month for overnight guests on the premises beyond the allowed time period allowed for an apartment rental. Overnight guests are not allowed for room rentals, and room rental tenants will never be charged an extended guest fee. If an unauthorized guest is found to be staying in a room rental, legal action will be taken.
$20 — Notice service fee. Charged if notice must be mailed or delivered to the tenant.
$50 — Tampering with smoke/CO2 detectors.
$150 — Satellite Dish removal fee.
$50 — Non-compliance fee, per incident. After the first warning, you may be charged a fee for not complying with the rules in this handbook or the terms of your lease, such as no indoor furniture allowed on lawn, excessive noise complaints, multiple instances of activity requiring police involvement, unreported maintenance issues causing damage to property, etc.
$80 — Excessive water usage fee, per month. If you have a leak, or your toilet is constantly "running", you must submit a maintenance request.
$100 — Fine fee, per incident. When a fine is received by the landlord from the city or county - a tenant will be charged a full or partial fine fee IF the tenant or the tenant's guests are found to be involved or contributed to the issue resulting in the fine. Reasons for city/county fines include but are not limited to vandalism, graffiti, excessive litter/ trash, and non-criminal personal misconduct.
Holdover fees are determined on a case by case basis.
