A successful marketing strategy doesn’t happen on its own. You can get amazing results from social media, but you need to plan it out. Take some time to consider:
What you want to be known for. Be unique, find your voice and persona on social media that will set you apart from most realtors.
Who your audience is (and isn’t). Determine who you want to target to ensure it will be a lead that will convert into a sale.
Where your audience spends time (Facebook vs Instagram vs LinkedIn vs Twitter) [For example: If you want to focus on commercial properties, you should spend more time on LinkedIn where you can target business owners. If you want to focus on selling residential properties then focus on posting on Facebook and Instagram to target someone looking to buy a home. )

Figure out what to post on which platforms
This will make it easy for you to keep your content interesting and light-hearted, and build your authority and niche. By defining your brand and planning out content from the beginning, you’ll be able to post more effectively and more consistently with less stress.
Include news, events, real estate memes, and market reports about your town or city on your Facebook Business Page.
Use YouTube to create a library of property videos, and edit Instagram stories or re-post Facebook Lives.
Use Twitter as a news syndication source to stay top of mind.
Use polls, questions, and show property tours on Instagram stories, reels, or IGTV.
Use LinkedIn for real estate to connect with other professionals and potential partners, and to generate leads by adding a link in your profile.
Use Nextdoor to post listings or tips for buying, selling, or taking care of your home.
Promote the town. Videos of the neighborhood, perks and history can really assist a sale. Especially if you're handling multiple listings in that area.

Be yourself.
Educate your buyers.
Chat with your followers.
Respond to comments, good and bad.
Avoid simply shouting about your home listings.
Don't forget video.
Never assume you're only connecting with first-time buyers.
Talking to yourself on social media doesn't do your page any good.

Specific content works best to be posted on specific platforms.
Facebook is great for video/image content linked to articles and blogs as well as Instagram which is owned by Facebook so you can easily share across platforms.
Linked in is great for polls, networking and posting in groups and forums.
Automating and prescheduling your content can be extremely helpful on saving time and there are plenty of automation tools that can help you stay consistent!
