Observatory Living is a community and as such seeks to create a safe environment for all residents without compromising the personal safety and enjoyment of all residents. Much enjoyment can be gained by having a pet but they also come with responsibilities including those set out in the Complex's House Rules.- refer to House Rule 19. Pets.
In accordance with Section 32 of the Unit Titles (Management) Act 2011, pets are not permitted without the consent of the Owners Corporation. The Executive Committee is delegated the authority to make all determinations concerning applications for keeping of animals.
The suburb of Wright is a Cat Containment Area as stipulated by the ACT Government.
The Pet Rules are enforced by the Executive Committee and are designed to ensure the happy co- existence of all residents – whether human or animal. The Rules are set out in the House Rule 19 and outlined below:
A register will be maintained of approved pets and periodic pet audits will be undertaken to ensure pets are approved. Please note that approvals can be withdrawn at any time if a pet is deemed to be causing a nuisance.
Real Estate Agents managing the sale or rental of apartments in the development should be aware that as a condition of residency, pets cannot be accepted unless formal prior approval has been granted. It is important that these requirements are conveyed to all prospective buyers and tenants. Tenants must first seek approval from the Owner of the residence before application is made to the Owners Corporation and a copy of the Owner's approval must accompany any application to the Executive Committee.
If you would like to have a pet in your apartment and are prepared to comply with the conditions above, please complete an application form and return it to your Strata Manager who will then submit your request to the Executive Committee for consideration and approval. An application form can be obtained from the link above, from the Owners Portal or from Grady Strata and Facilities and is attached to the House Rules.
