Description: Demolition of over 50% of the exterior wall structure for a reconstructed camelback addition at a Contributing rated two-story, single-family residential building.
HDLC Guidelines:
Section 12, Pages 23-24 of the Guidelines for New Construction, Additions and Demolition states that the demolition of all or portions of historic resources within a local Historic District or Landmark site are considered drastic actions, since they alter the character of the area. Once historic resources or buildings that contribute to the heritage of the community are destroyed, it is generally impossible to reproduce their design, texture, materials, details and their special character and interest in the neighborhood. The Guidelines also noted that traditionally designed camelback additions at wood framed shotgun buildings are not subject to the review requirements for rooftop additions, however, they must be compatible with the existing building. The second story of camelbacks were traditionally set back at least two historic rooms from the front building wall.
Staff Recommendations:
FEMA research indicates that 6315 Laurel St was constructed between 1895-1905, within the period of significance of the Uptown Local Historic District. The structure appears to retain much of its original Eastlake-style detailing, drop-lap siding at the front facade, and wood windows.
The applicant is requesting approval to remove 57% of the roof structure to accommodate the construction of a new camelback addition. The proposed new camelback addition retains the original portion of the building , while removing only the rear additions constructed after 1951. The proposed renovation also retains the existing side entry with detailing that matches the original building's craftsmanship. Because the proposed addition is a similar footprint of the existing and continues to be setback from the original structure, Staff has no objection to the request for partial roof demolition.
