HDLC Guidelines:
Section 12, Pages 1-11 of the Guidelines for New Construction, Additions and Demolition, state that when reviewing New Construction, the HDLC requires:
• The preservation of the cohesive ambiance of the local Historic District through compatible, sympathetic construction.
• Compatible siting, proportion, scale, form, materials, fenestration, roof configuration, details and finishes.
• Maintaining the appropriate historic contextual setting within the surrounding neighborhood.
• Use of materials and techniques that are compatible with the surrounding neighborhood.
Previous ARC Recommendations:
11/15/2022: The ARC voted to recommend conceptual approval with the final details to return for additional ARC review once further developed. The ARC also agreed that:
The first and second floor ceiling heights should be raised to 11’ & 9’ respectively or 10’ & 10’ respectively.
Windows on all elevations other than the front of the building should be 2 over 2, not 9 over 9.
The front rail of the building should be 36”, not 42” as noted on the drawings.
10/18/2022: The ARC voted to defer your application for additional review. The ARC agreed that:
A context drawing is need of the block where the property is located.
Gutters and downspouts need to be noted on elevations.
Railing heights at porches seemed to high.
Window details need revision, ie. sills, trim, mullion pattern.
A 4-bay front elevation would be more appropriate in lieu of the 3 bay.
Skirtboard needs to be shown on the Marais street side elevation.
