Description: Demolition of 50% or more of existing roof structure due to fire damage at a Contributing rated, one-story, two-family residential building.
Staff Recommendations:
3142 Marais Street is a one-story frame double shotgun residential building constructed in ca. 1920 in the Craftsman style. The building is surmounted by a clipped gable roof with exposed rafter tails. In October 2023, the adjacent property at 3140 Marais Street suffered a major fire that resulted in a total loss. During that fire, the roof structure at 3142 Marais St. incurred significant damage. This fire damage prompted the submittal of a building permit application (#23-28597) to remove the existing roof structure including rafters and joists, effectively demolishing more than 50% of the existing roof structure. The existing chimneys will be maintained and re-flashed where they penetrate the roof. An interior and exterior inspection was performed on October 24, 2023, by HDLC Inspector Alex Nassar. The inspection revealed that areas of the existing roof structure did incur significant damage throughout. However, Staff is currently working with the applicant to produce a roof plan showing the areas most impacted that require full replacement.
The applicant has noted that the new roof structure will match the existing in form and include exposed rafter tails where they existed prior to the fire damage. Because the existing standing seam metal roof was installed in 2018 with HDLC review and approval, the a new standing seam metal roof will be reinstalled. Due to extensive fire damage, Staff has no objection to the removal of 50% or more of existing fire damaged roof structure up to 100%.
Recommendation:
Demolition of 50% or more of existing roof structure - no objection.
