Description: Demolition of more than 25% of the primary facade and a camelback addition at a Contributing rated, one-story, commercial building.
Staff Recommendations:
Based on FEMA research this mixed use building was constructed in 1880. In 1957 Willie Mae Seaton opened a bar that would later become the James Beard recognized restaurant. On Monday, April 10, 2023 a fire severely damaged the non-contributing rear shed addition, and the ridge line. The proposed demolition also includes the removal and remediation of the fire damage as well as addition of a camelback which is not dissimilar to the residential building at 2403 St. Ann. The primary façade demolition, while not a restoration, is in keeping with the commercial use of the building.
In full control historic districts, camelback additions are approved as long as they're set two rooms back. This camelback addition is approximately 2 rooms back and is demolishing a later addition. The façade changes are reminiscent of a storefront with transoms but do not give a false sense of history. For these reasons, Staff recommends the approval of more than 50% of the roof and more than 25% of the primary façade.
