06/20/23: The ARC voted to recommend conceptual approval of massing with another ARC review of exterior detailing after further development.
The ARC agreed that:
All glass should be clear to conform with HDLC Guidelines.
The details of how the steel beams transition from exterior to interior should have a thermal break.
The building should have operable windows.
The exterior patios should have ceiling fans.
The previous horizontal overhang from the May 16 coupled with larger gable overhang is more successful.
Shade studies should be completed to fully understand how the overhangs will shade the glazing and the patios.
05/16/23: The ARC voted to grant conceptual approval of the massing of the building. The ARC agreed that:
Due to the transparent nature of the building further ARC review is needed during design development.
