Maintenance Committee
Charter
The Board tasks the Maintenance Committee with identifying routine maintenance, annual projects, and long-term planning needs for maintaining Chatham Woods buildings, Common Elements, and Limited Common Elements. The Committee is asked to recommend policies, plans, procedures, and annual projects to the Board and, as appropriate, for vote by CWHOA members.
Generally: consider and recommend property maintenance procedures and development projects that will maintain, and preserve the value of, Chatham Woods properties.
Work with the Property Manager and contractors to solicit their suggestions for maintenance needs. Recommend to the Board standard procedures and lifecycles (painting/staining, replacement, refinishing) to maintain CWHOA property.
Analyze and recommend policies regarding assignment of maintenance responsibility and costs between individual unit owners and the owners as a group working through the Association for such things as gutter replacements, windows, doors, siding replacement, enclosed/unenclosed rear porches, entry walkways, etc.
