As detailed in the Declaration, the Association is responsible for maintenance of Common Elements -- the property -- and provides a number of services for individual homes, funded by monthly home owner fees. Some specific services include the following:
Maintenance of lawns and front-bed plantings: lawn care, mowing, pruning, replacement of diseased plantings and trees.
Plowing of Ian Place (private road) and driveways.
Weekly trash pickup and bi-weekly recycling pickup. Compostable food waste is the responsibility of individual owners.
Painting of homes: three buildings/six homes every year starting in 2018 (two buildings/year prior to that). Each home is painted approximately every eight years. The painting schedule is here.
Staining of rear stairs and landings and unenclosed rear porches. The rear stairs and unenclosed decks of every home are stained every other year. The staining schedule is here. Maintenance of enclosed porches is the Owner's responsibility.
Gutter cleaning and maintenance.
Maintenance and, eventually, replacement of roofs.
Buildings are inspected at least annually for brick step deterioration, siding slippage, etc., and the repair list is passed on to the property manager for attention.
Master insurance for the property and buildings.
