Prospecting and Lead Generation are Real Estate Agent's top priorities, in order to build a successful career. This relates to actively soliciting business from your friends, family, and center of influence; and people that you may not know, whether that would be FSBO's (For Sale By Owners), Recently Expired Listings or Cold Calling/Knocking. Your first communication, along with any soliciting of business with these individuals are extremely important and must adhere to the Advertisement Guidelines that the Department of State sets for all licensed individuals.

Remember that ANY communication that promotes or encourages this activity MUST comply with the Department of New York State's Advertising Guidelines and Real Property Law; this includes:

  • Business Cards
  • Real Estate Signage
  • Property Flyers / Brochures / Postcards / Drop-By Gifts and Materials (from non-KW / eEdge tools)
  • Internet Advertisements
  • Websites
  • Social Media Accounts

Property Flyers / Brochures / Postcards / Drop-By Gifts and Hand-Out Materials

Requirements

  • Legal Name
  • Legal Title
    • Licensed RE Salesperson / Licensed Real Estate Salesperson - those that are newly licensed or that have no taken and successfully passed the Broker Class and NYS Exam.
    • Associate Real Estate Broker / Associate Broker - only designated to those that have taken and successfully passed the Broker Class and NYS Exam. This will also be for Licensed Attorneys that have successfully passed the Real Estate Licensing course and NYS Exam.
  • Phone Number
    • If a Cell Phone is added to the business card, it MUST be labeled as such; (c), (cell), (m), (mobile), etc.
    • If an Office Phone is added to the business card, it does not have to be labeled
  • Official Brokerage Logo (click here for logos)
  • Brokerage Address
    • The address in which you are licensed out of MUST be prominent, if you do use the other office locations it is highly recommended to add those on the back-side of the card.
  • Franchise Disclaimer - "Each Office Is Independently Owned and Operated"
    • Can be in very small, yet readable text.


Social Media Compliance

Remember that Social Media accounts are still considered advertisement sources for your business; specifically Business Pages on Facebook, LinkedIn & Instagram. You must adhere to the advertisement guidelines, which are shown below:

    • Full Name
    • License Type
      • Real Estate Salesperson (standard title)
      • Associate Broker (only associates who apply and are accepted with this designation)
    • Keller Williams Capital District Logo
      • OR the wording "Keller Williams Capital District" in an approved team/individual logo
    • Phone Number
      • If it is a cell/mobile number, you must add a "(c)" or (cell)" label next to that number
    • Office Address
      • MUST be the office that you are currently licensed out of
