Enhancing Curb Appeal
When preparing to sell a home, enhancing curb appeal is one of the most effective ways to make a positive first impression on potential buyers. The exterior of a home sets the stage for what’s inside, and by focusing on a few key areas, sellers can significantly boost their property's attractiveness.
Trimming Trees and Shrubs
Overgrown trees and shrubs can obscure the beauty of a home and make it appear poorly maintained. Regularly trimming these plants helps to highlight the house and create a neat and tidy appearance.
Adding Flowers
Flowers add color and vibrancy, making a home feel welcoming and lively. Consider seasonal blooms that are easy to maintain and arrange them in flower beds or planters near entryways.
Cleaning Up Weeds
A flowerbed overrun with weeds can detract from a home’s appeal. Regularly removing weeds and using fresh mulch can keep gardens looking fresh and well-cared-for.
Organizing Outdoor Furniture
Outdoor furniture should be arranged to showcase the potential for outdoor living spaces. Clean, well-placed furniture invites buyers to envision themselves enjoying the space.
Removing Junk and Clutter
Any clutter or unnecessary items in the yard should be removed to ensure a clean, open look. This includes old garden tools, toys, or broken items that could distract from the home’s charm.
Potted plants near the sidewalk or front door can significantly enhance the visual appeal of a home and create a welcoming atmosphere for visitors and potential buyers alike. Choose pots that complement the exterior color scheme and opt for a variety of plants that offer different textures and heights for added interest. Incorporating evergreens ensures greenery throughout the year, while seasonal flowers can add a splash of color that changes with the seasons.
Placing these pots strategically near the entryway or along the walkway can guide the eye towards the front door, subtly inviting guests to explore further. Additionally, consider using planters with built-in lights or adding solar-powered garden lights nearby to illuminate pathways during evening viewings, enhancing both safety and ambiance. By thoughtfully arranging potted plants, sellers can create an inviting, elegant entrance that captures the attention of prospective buyers from the moment they arrive.
Should I power wash or not?
Power washing can be a highly effective way to enhance the curb appeal of your home by removing dirt, grime, and mildew from surfaces like siding, driveways, and walkways. It can make these areas look fresh and well-maintained, which is particularly appealing to potential buyers. However, it's important to consider a few factors before deciding to power wash:
Surface Material: Ensure that the surfaces you're considering power washing are suitable for this method. Some materials, like older brick or wood, might be damaged by the high pressure, so it's crucial to use the appropriate settings or hire a professional if unsure.
Safety Precautions: Always follow safety guidelines when using a power washer. Wear protective gear, and be cautious around windows and delicate fixtures to avoid accidental damage.
Environmental Considerations: Be mindful of the cleaning agents used. Opt for environmentally friendly solutions to minimize any negative impact on your garden or local water sources.
By power washing appropriately, you can greatly improve your home's exterior, making it more attractive to buyers and helping to leave a lasting positive impression.
Additionally, if power-washing is not an option for you or you’d like to add another additional way to clean delicate items like a fence or just want another way to do the job, there is a product called Microban Outdoor Surface Care Multipurpose Foaming Cleaner, that comes in a 1 Gallon size, which can typically be found at any Walmart or Home depot / Lowes type of a store.
This stuff is amazing to clean the brick, fence, and sidewalks. From my experience, it's always worth the time and expense to do this step.
Let’s take a closer look at how to trim trees and what will and will not work.
It’s common for trees to become overgrown, especially in newer neighborhoods where homes are approximately 5 to 10 years old.
Let’s take a closer look...
What not to do:
Are we selling the trees or the house? You decide.
Additionally, if your lot has street signs on it, it’s super important to trim the trees so that the street signs can be easily read.
In this example the trees near the street sign not only blocks the street sign, but also blocks a majority of the property.
Sometimes trees are partially trimmed, but need more branch trimming, so that all 100% of the branches on the lower level are trimmed 100% to the main base of the tree trunk, like in this example.
The branches on the outlined area have actually been trimmed, however there are still many branches on the lower level. Even though they have technically been trimmed, they have not been trimmed all the way to the main base of the tree trunk.
Located behind the lower-level branches of the main house is an extended side garage space. This feature is not being highlighted; instead, it remains concealed and out of sight. As a result, the buyer is unable to view it either in person or online.
When trimming the trees, it’s important to remove all branches to the tree trunk (all branches 360 degrees around the tree bottom level), so that a person can walk entirely under the tree and walk all the way around the entire tree. Like the graphics below:
Additionally, if there are trees close to or ANY branches touching the roof, they should be removed. Furthermore, any damage caused by these trees should be repaired by a professional roofing contractor. 99.999999999999% of general inspectors will call this out and most competent appraisers will require repairs and modifications for anything like the image below, to approve the loan for the borrower / buyer.
If you’re selling you home during the fall season, it’s also best to have a handyman get on top of your roof and remove all of the leaves and tree debris, OFF of the roof prior to the day the professional photographer takes pictures of your home.
If potential buyers can’t see your home, they are unlikely to feel motivated to view it. Therefore, it is essential that the home's elevation is clearly visible.
By focusing on these areas, sellers can significantly enhance the curb appeal of their home, making it more attractive to potential buyers and increasing the likelihood of a successful sale.
Additionally, investing in a fresh coat of paint for the front door or updating outdated fixtures, like house numbers and lighting, can provide a quick and affordable facelift. A welcoming front door color can make the entrance more inviting, while modern fixtures add a touch of elegance and style. Another often overlooked area is the driveway and walkways; ensuring these are clean and in good repair can further enhance the overall impression of a well-cared-for home.
Lastly, consider adding personal touches such as a charming welcome mat or bottled water on the kitchen countertop for buyers looking at the home. Also, while the home is on the market, please leave all of the outside lights on, for potential buyers that may be driving by at night. These small details can create a warm and inviting atmosphere, encouraging potential buyers to feel at home even before they step inside and want to stay longer.

It’s crucial, particularly during the fall months, to ensure that fallen leaves are cleared away, the lawn is regularly maintained with fresh cuts, and the edges are neatly trimmed. Enhancing the Scent of Your Home
When preparing a home for sale, creating a pleasant aroma can greatly enhance the overall experience for potential buyers. A fresh, inviting scent can evoke positive emotions and help buyers feel more comfortable and welcome as they explore the property.
Consistent Scent Throughout the Home
To achieve a cohesive and inviting atmosphere, consider using plug-in wall scents. Choose a single scent to use throughout the home to ensure consistency and avoid overwhelming the senses with conflicting fragrances. A unified scent strategy throughout the entire home, can create a seamless experience as buyers move from room to room. The best choice is to buy an oversized multipack of the same scent from a wholesale store such as Costco or Sam's Club. Remember, these plug-ins typically last between 30 to 45 days, so it's wise to wait until we launch to the public before installing them.
Candles can pose a safety risk if left burning while your home is being shown, so please refrain from lighting them and then leaving your home unattended.
Focus on the Entrance
The entrance is the first impression buyers will have when stepping inside the home. Placing a plug-in scent near the entrance can immediately greet visitors with a pleasant aroma, setting a positive tone for the rest of the tour. Choose a scent that is subtle yet appealing, such as vanilla, lavender, or fresh linen, which are generally well-received and not too overpowering.
Consider Seasonal Scents
Depending on the time of year, you might want to choose a scent that complements the season. For instance, a light floral scent in spring, a fresh citrus in summer, a warm cinnamon or pumpkin spice in autumn, or a cozy pine or peppermint in winter can enhance the home’s ambiance and make it feel more connected to the current season.
Avoid Overpowering Scents
While it's important to have the home smell nice, be mindful not to choose scents that are too strong or artificial. The goal is to create a pleasant background aroma, not to mask odors with heavy fragrances. Test the scent in advance to ensure it complements the space without being overwhelming.
Additionally, professional carpet cleaning significantly helps eliminate unpleasant odors. Many of these services can incorporate specialized chemicals and enzymes into their process to either neutralize or introduce pleasant fragrances, effectively masking or removing the smells. If pet odors are an issue, they can also utilize enzymes that will continue to break down and eliminate these odors over time. DIY carpet cleaners tend to be highly, less effective than hiring a professional service.
If you have pets, please purchase what’s called a pet broom for carpet. If you haven’t seen one of these in action, please take a look at this video below.
By removing the majority of the pet hair, it will remove a majority of the odor in the air, in your home.
If you're dealing with pet odors, it might be helpful to invest in a specialized U.V. blacklight flashlight. This tool will help you identify the areas where your pets have had accidents. If you can smell something or have a good feeling it exists in your home, this should be a mandatory purchase.
Sometimes it’s best to just replace the carpet completely.
By carefully introducing a pleasant scent throughout the home and removing existing odors, sellers can significantly improve the sensory experience for prospective buyers. This can help them feel more at ease and imagine themselves living in the space.
Wood rot and how to fix it:
Considering things carefully like the aspects of curb appeal and the overall experience for buyers, sellers can enhance the visual attractiveness of their property. This, in turn, creates a positive viewing experience that connects with buyers on an emotional level.
