If I'm not already working for you officially in writing, in my world, you are considered a customer, not a client. What's the difference? A client is someone who has officially signed a in writing, listing or buyer representation agreement. A "customer" is not an official client. Some "customers" may be already working with another real estate agent and some may not...
If you are already working with another agent, your agent is responsible for showing you any home you want to see. If your agent is not available, it's up to your agent to team up with and sometimes even pay, out of pocket, another agent show you any property you want to see, on your agent's behalf. Because of the 2024 nationwide, National Association of Realtor lawsuit settlement, your agent is the person that is responsible to show or make accommodations for you to see property. There are even showing services your agent can hire to help you see properties that they are unable to show you, like Showmi. Here's a link you can share with your agent if they are unfamiliar with this service. It's understandable that you may not want to bother your agent and go directly to the listing agent to show you the home instead, but because of the 2024 nationwide, NAR lawsuit settlement, it's up to your agent, to be your representative and help you facilitate showings, not you directly.
Customers, not already working with another agent, wanting to view homes, that I am representing the seller, must also become verified before viewing the home.
This does not mean I'll be asking you to sign a buyer representation agreement. I will not be doing that, unless you are wanting to view multiple homes, including homes that I am not representing the seller.
