This project involves the architectural planning and structural concept of a G+9 mixed-use building situated at the junction of Mollstraße and Otto-Braun-Straße in Berlin. Occupying a 5,150 m² site with a 3,655 m² building footprint, the structure is designed to deliver optimal spatial functionality across commercial, medical, and residential sectors—stacked efficiently within a unified cuboidal volume.
The project does not aim for flamboyant expression but focuses on a rational and utilitarian layout, conforming to Berlin’s planning regulations while ensuring user comfort and operational flexibility.
The essence of this building lies in its purposeful vertical stratification, where the ground level caters to public interaction and commerce, middle levels serve business operations, and the upper levels provide secure, peaceful residential living. This hierarchy isn't just practical—it reflects the social gradient of public to private use.
The structural grid and core placements have been developed based on consistency and ease of vertical load transfer. The lifts and stairwells are symmetrically placed and are aligned across all floors, ensuring both architectural continuity and structural integrity. A simplified column layout complements this approach, reducing structural complexity and enabling future adaptability.
The building’s geometry is inherently cuboidal, measuring 85m in length and 43m in width, standing 10 stories tall. This form was intentionally selected to ensure maximum efficiency in space planning, minimal material wastage, and ease of modular construction. This regularity translates into lower construction costs and a quicker execution schedule.
Ground Floor
Public-oriented functions: Retail outlets and a café are distributed toward the more accessible street-facing edges.
A designated Medical Centre is zoned for controlled access, serving essential health needs.
The entrance lobby anchors the building both visually and functionally.
Service cores: Three lifts and two staircases are integrated into the central axis, allowing symmetrical movement and compliance with fire safety regulations.
1st and 2nd Floors
These floors are planned entirely for office usage, leveraging open floor plates for high adaptability.
Column placements allow for easy partitioning or co-working layouts.
Natural daylighting from both long sides ensures minimal reliance on artificial lighting.
Consistent core locations optimize services and circulation.
3rd to 9th Floors (Typical Residential Levels)
Each level is designed with multiple flats (1BHK and 2BHK types), arranged around a central corridor.
Repetitive planning aids construction speed and cost efficiency.
All units are designed with ventilation openings on exterior walls to meet lighting and airflow standards.
Core positions mirror the lower floors, allowing uninterrupted shaft placement for plumbing, electricals, and HVAC.
The basement level is planned exclusively for vehicular parking and essential building services:
Capacity for 40–45 vehicles, using a standard parking grid.
Space for transformer rooms, fire pumps, and water storage.
A reinforced concrete raft foundation below the basement ensures uniform load distribution, suitable for the G+9 structure above.
