This 24-month project provides a 9-storey mixed-use development in 10 phased stages, conforming to RIBA Plan of Work and German building laws. The scheme starts with 3 months of feasibility and approvals (Phase 1-2), followed by 6 months of substructure and superstructure works (Phase 3-6), with concurrent residential/commercial construction. Façade and MEP installations (Phase 7-8) provide energy performance (GEG 2020 compliance), with parallel interior fit-outs (Phase 9) maximizing timelines. The project finishes with 1 month of commissioning (Phase 10) through the use of Soft Landings for smooth handover. Critical path analysis schedules completion of the basement (Phase 4) and weathertightness of the façade (Phase 7) to avoid Berlin's seasonal delay. Scheduling through BIM coordinates all the trades.
