The project site is situated at a prominent urban node in Berlin-Mitte, the city's central administrative borough, at the corner of Otto-Braun-Straße and Mollstraße (52°31'12"N 13°25'48"E). This is within Berlin's unique Kiez urban structure, with its perimeter block developments (Häußermann et al., 2008) and mixed pre-war architectural styles with post-reunification infill development. The site's previous configuration, a 1960s state-owned Wohnungsbaukombinat Berlin Plattenbau office block, was demolished in 2018 following structural surveying that found concrete carbonation depths greater than 50mm D (DIBt, 2017), rendering it economically ineligible for retrofitting within current energy efficiency standards (GEG 2020, §48).
The building must comply with Berlin's stringent Bauordnung (BauO Bln, 2020), in particular:
§14 (Fire Safety): Requiring 120-minute fire resistance for load-bearing elements.
§50 (Urban Integration): Using contextual massing and facade articulation.
GEG 2020 (Energy Efficiency): Limiting primary energy demand to ≤45 kWh/m²a.
Berlin Landscape Program (LaPro, 2019): Requiring 30% permeable surfaces.
A current CBRE (2023) research indicates that Berlin-Mitte commands prime rents of €28/m²/month retail and €14/m²/month residential with vacancy rates below 3%. The daytime population density of the area of 12,000/km² (Statistik Berlin-Brandenburg, 2022) justifies the mixed-use program. Our demographic analysis target group (ZIA, 2022) is:
68% of residents aged 25-44 prefer walkable neighborhoods.
42% of office employees favor green-certified buildings.
81% of retailers need high foot traffic locations near transport
The proposed 9-storey (G+8) structure employs a reinforced concrete frame, which is economical (£1,820/m² based on BCIS 2023) and suitable for mixed use. The structural arrangement was selected on the basis of:
Span capabilities (8m clear spans for retail).
Vibration management (Δf ≤ 8Hz to provide residential comfort).
Fire resistance certification (R120).
Metal Rain-screen Cladding:
50% recycled content aluminium panels (BRE Green Guide A+ rating).
Ventilated cavity (25mm) reducing cooling loads by 38% (Fraunhofer IBP, 2021).
PVDF coating for maintenance-free 40-year performance.
Extensive Green Roof System:
1,736m² sedum blanket (FLL 2018 guidelines).
Storm-water retention of 59% (DIN 1989-1).
U-value 0.13 W/m²K (PHI certified).
Energy Strategy:
Air-source heat pumps (SCOP 3.8 as per EN 14825).
Building-integrated PV (34 kWp estimated output).
Heat recovery ventilation (≥75% efficiency)
The NEC4 Option C contract structure is justified by:
Risk allocation matrix (RICS, 2021).
Compatibility of German arbitration (DIS Rules, 2022).
Gain-share mechanism (proved 8.7% cost savings in comparable Berlin projects - TÜV Report, 2023)
