This section presents an optimized building envelope strategy combining metal rain-screen cladding (aluminium) with an extensive green roof system, a high-performance solution that delivers safety, sustainability, and efficiency for the Mollstraße/Otto-Braun-Straße development.
Metal Rain-screen Cladding offers:
Fire safety: Non-combustible aluminium with 120-minute fire containment
Durability: Low-maintenance, corrosion-resistant finishes
Thermal efficiency: Ventilated cavity reduces energy demands by 25–40%
Design flexibility: Customizable aesthetics with recyclable materials
Extensive Green Roofs provide:
Storm-water management: Retains 34–59% of rainfall, supporting SuDS compliance
Energy savings: Reduces cooling loads by 3–4°C in summer
Biodiversity: Lightweight (100–150 kg/m²) with minimal maintenance
Supported by off-site prefabrication for faster, safer construction, this envelope system aligns with RIBA Stage 4 and BREEAM targets while ensuring regulatory compliance and long-term value.
Following comparison of various systems, metal rain-screen cladding, particularly aluminium. It is the most appropriate option for our project. It achieves a good balance between safety, performance, and aesthetics.
Efficient to Build
Can be prefabricated off-site, helping reduce time on site and improve quality control:
1. Fire Safety & Compliance
Aluminium is intrinsically non-combustible, melting only around 660 °C, unlike polymer-cored ACM panels. When teamed with non-combustible insulation and intumescent cavity barriers, these systems are capable of achieving 120 minutes of fire containment, fully complying with modern façade safety standards.
2. Exceptional Durability & Low Maintenance
Aluminium naturally forms a protective oxide layer that resists UV, moisture, and corrosion. Coatings such as anodized finishes or powder-coats enhance this further. No regular sealing or repainting is required, just occasional cleaning.
3. Weather Resistance & Moisture Control
A ventilated cavity (usually 20–25 mm) behind the cladding facilitates the “chimney effect,” which expels moisture, equalizes pressure, and prevents condensation. The outer aluminium serves as the primary rain barrier, while an inner weather membrane provides backup protection.
4. Thermal Efficiency & Comfort
By locating insulation on the exterior and using a ventilated cavity, thermal bridges are minimized and U-values improved. Studies indicate these systems can reduce heating and cooling demands by 25–40%, thanks to enhanced insulation and passive cavity ventilation.
5. Design Flexibility & Aesthetics
Aluminium panels can be custom-shaped, perforated, and extruded to precise dimensions, offering robust performance even in long runs. A broad palette of finishes is available, including powder-coated, anodized, PVDF, and textured visuals like wood-grain or stone.
6. Sustainability & Lifecycle Performance
Aluminium is infinitely recyclable, conserving 95% of energy compared to primary production. Its durability, recyclability, and minimal maintenance contribute to a low embodied carbon footprint and excellent lifecycle performance.

A basic aluminium rainscreen system typically costs around £200–£230 /m² (including labour) for homeowners and smaller builds

Green Roof (RIBA Stage 4)
We recommend an extensive green roof system for its strong sustainability, thermal, and rainwater management benefits. This lightweight system supports energy efficiency, biodiversity, and SuDS compliance while protecting the roof structure and reducing noise.
Key advantages:
Helps reduce heating/cooling costs
Manages stormwater effectively
Supports BREEAM and Building Regs (Parts B & L)
Low maintenance and long lifespan
Adds ~100–150 kg/m² (wet weight)
Cost: approx. £120–£180/m²
1. Energy Efficiency & Thermal Comfort
These systems can reduce heating and cooling demands by 20–60%, depending on roof type, with extensive roofs often realizing 20–45% energy savings.
Studies show indoor temperatures drop by 3–4 °C during summer, and solar roof temperatures can fall by 30 °C compared to conventional roofs.
By protecting roofs from UV exposure and thermal stress, green roofs can double or triple membrane lifespan.
2. Stormwater Management & SuDS Compliance
Extensive green roofs typically retain 34–59% of rainfall and may hold up to 75% per individual event, delaying runoff and easing pressure on drainage systems.
Their runoff-retaining function supports SuDS by reducing flood risk and mitigating combined sewer overflows.
3. Biodiversity & Ecosystem Value
Even minimal vegetation (e.g. sedum, native grasses) offers valuable habitats for pollinators, birds, and insects, enhancing urban ecological connectivity.
4. Structural Demand & Maintenance
With an added wet load of around 100–150 kg/m², extensive roofs are compatible with most existing rooftops without major structural reinforcement.
They require only 1–2 annual maintenance visits covering drainage checks, light weeding, and minimal nutrition, at a modest cost.
5. Cost & Lifecycle Value
Enhanced extensive systems usually cost £120–180/m², reflecting better-quality plant mixes and substrates.
Lifecycle savings through energy reduction, storm-water benefits, and extended roof life, often pay back the setup cost within 3–7 years.
6. Acoustic Insulation & Well-Being
The vegetated layers offer sound insulation, effectively dampening urban noise both inside and out.
Green rooftops also enhance visual amenity and contribute to improved psychological well-being in urban settings.

Recommendation of cladding and roofing:
For this development, we recommend a metal rain-screen cladding system paired with an extensive green roof. This combination provides a strong, efficient, and environmentally responsible solution.
Key Benefits:
Excellent thermal performance and fire safety.
Supports sustainability and manages rainwater naturally.
Long-lasting and low maintenance.
Faster, more efficient construction with prefabricated elements.
Fully compliant with UK building regulations
Overall, this approach offers a reliable, high-performing envelope that supports both the project's goals and long-term value.
Off-Site Prefabrication (Modern Methods of Construction)
What it is: Using ready-made components like façade panels or bathroom pods, built in a factory and delivered to site.
Why it works:
Speeds up the build — saves up to 30% of on-site time.
Ensures consistent quality, since everything is made in controlled conditions.
Makes the site safer by reducing the number of trades and tasks needed on location
Figure 4: Off Site Construction
Off-Site Prefabrication (Modern Construction)
What it is: Building major parts like façade panels or fully finished bathroom pods—inside a factory, then trucking them to the building site where they’re slotted into place.
Why it works:
Faster Builds
Factories can produce parts at the same time as site groundwork is happening.
This simultaneous workflow can cut total build time by 20–50%, often speeding things up by a third.
Consistent, High Quality
Controlled factory conditions mean precise assembly with tight quality checks.
Top-tier systems can deliver over 95% defect-free results.
Safer Worksites
Shifting tasks off-site especially those done at height dramatically lowers accident risk.
Re-portable accidents on-site drop by as much as 80%.
Cost-Efficient & Predictable
Factory precision reduces waste and rework by 5–10%, and cuts labor costs too.
Less on-site disruption also means smoother logistics and budgeting.
Greener Approach
Prefab methods slash waste and emissions, often cutting material waste in half.
Thanks to efficient use of materials, emissions can also drop significantly.
Figure 5: Portable Washroom
Example: Bathroom Pods
These are fully fitted, factory-built bathroom units (with plumbing, wiring, fixtures), dropped into place on-site:
Built in a day, not weeks.
High consistency and factory-tested quality.
Streamlined installation—crane in, connect, done .
Ideal for projects like hotels, healthcare, and student housing due to speed and repeatability.
