The outline planning application area comprises approximately 93.6 hectares of land and is located to the south of Fernwood, immediately to the south of the Larkfleet Homes site which benefits from planning permission for 350 dwellings. Fernwood South is located to the west of the A1 and is bound on its eastern boundary by Shire Dyke, with the site being dissected by Shire Lane. The extent of the area covered by the outline planning permission can be seen at Visual 1.

PARAMETER_PLAN_F_PHASING.pdfA phasing plan was submitted as part of the outline planning application and will be approved as part of the outline planning permission. This Phasing Plan sets out that Fernwood South will come forward in three phases, with sub phases contained within each phase. This consultation exercise focuses on Phase 1 , with Phases 2 And 3 coming forward in due course. The Phasing Plan can be seen at Visual 2.
Persimmon Homes propose to develop Phase 1 of Fernwood South in phases with the first reserved matters application likely to come forward in the western corner of Phase 1 covering approximately 352 dwellings (including 46 affordable dwellings).
