Phase 1 of Fernwood South proposes 840 new dwellings as part of a larger sustainable extension of 1800 dwellings. As part of Phase 1 a primary school, local centre, playing fields, community hall and allotments will also be provided and these infrastructure requirements will be provided for and consulted on as appropriate for the wider part of the development in line with the triggers set out in the associated S106 obligation. As part of the residential parcels contained within Parcel 1, the proposal provides for:-
A mix of 1, 2, 3, 4 and 5 bedroom detached, semi-detached and terraced houses – providing a wide variety of homes for first-time buyers, families and people looking to downsize;
109 affordable homes with different tenures for rent/ shared ownership and discounted market houses – providing an opportunity for people to continue living in the local area;
Building materials and design which will reflect the character of the local area;
Vehicular, cycle and pedestrian connectivity will be provided for as part of the wider Fernwood South development;
The provision of play areas, pocket parks and green infrastructure;
Retention of existing trees and hedges within the site except where required for access where the existing ecological value of the site is at its highest and native planting and ecological enhancements through the rest of the phase to maximise biodiversity; and
Improvements to the local highway network
