In addition to the infrastructure provided as part of the development and secured through the S106 obligation and planning conditions, the proposed development will provide a number of social and economic benefits :
A substantial contribution to housing needs in Fernwood, including affordable housing and providing a range of new homes for people of all ages;
New areas of green infrastructure , open space and play areas for existing and new residents to use;
New jobs during the construction phase;
Long-term investment in the local community through household expenditure;
CIL payments; and
Additional Council Tax receipts and New Homes Bonus for the Local Authority.
