which we decided.
Is it possible, using the method of accelerated capital turnover, at current housing prices, to provide a loan (mortgage) to those categories of consumers who, with available income, pose an increased risk to a credit institution? What income is sufficient when using the accelerated capital turnover method to provide a loan for housing?
For calculations, we used the data of the current tax system (2023), a restriction on the withdrawal of income when paying a loan in the amount of 20%, which does not significantly reduce the life standard of the borrower, the discount rate and the refinancing rate of 6%, the commercial loan rate of 10%. Housing prices were determined from an analysis of the reports of the Bank of Russia, the Unified Institute for Development in the Housing Sector - ДОМ.РФ, and commercial Internet sites. Average wages (incomes) of citizens in certain regions from Rosstat reports. In the calculations, we proceeded conditionally from the fact that construction capacity and material resources are sufficient in each region of the country.
The order of the Ministry of Construction of Russia No. 1111/pr dated 22.12.2022 for Q1 2023 determined the average prices per sq. m.
The most popular category of living space in 57.6 square meters, m. 1) determined our standard of housing per person.
