Ground Development

Due to the existing zoning of this site, there would be a mandatory lot split into two separate parcels in order for the site to gain eligibility for Affordable Housing benefits within Ann Arbor. The site will be split into 123 W Summit, located on the north side of the property directly against Summit St and the potential location for the Treeline Trail, and then 721 N Main, comprised of the Floodway and Floodplain that can not be developed upon. 123 W Summit will be rezoned C-1, allowing for the 3-story Multifamily, and will support zoning for the small, 3,340 sf retail space designed on the 1st floor.

Architecture and General Design

Following the Multifamily design of the Myefski Architect group, Summit pointe will feature a sleek, modern design, following a central core design strategy. This strategy, while more expensive than a double-loaded corridor, will allow for maximum utilization of the lot, achieving a 100% FAR. Additionally, the project will feature a significant amount of natural lighting, creating a more sleek feel, increasing natural lighting to reduce energy consumption, and prove an overlook to the Treeline Trail. Myefski has been highly successful within the Ann Arbor area in creating multifamily development, seen at the potential development site 2111 Packard Rd, thus showcasing the design success of this build.
