In 2018 the parking garage door and access control has been renewed.
One access key is linked to one parking space. Multiple access keys will not be handed out for one parking space.
The control system has the option to be blocked in case abuse is detected by entering multiple cars on one key.
When the remote control is lost/broken, a new one can be ordered via the board. Costs are from 1st January 2026: 100,- euro. The remote control will be handed over after the payment is received.
At building completion around 20 years ago a certificate was delivered for the keys and cylinders of the Van Abbe Residentie.
Currently those keys can be duplicated by any locksmith.
There are 2 options:
1. Ordering of the original key via Ibotec. Price will be around € 21,45* each. Additional costs for shipping of around € 9,95* will be charged extra. Prices are exclusive VAT. When you wish to have the original key duplicated, please send a request via the form on http://www.ibotec.nl/contact/. You will be invoiced via Ibotec.
2. Arrange the duplication yourself at a Locksmith. This can be done at Snijders Sloten (Leenderweg, Eindhoven). Snijders Sloten is the Locksmith we use regularly for the Van Abbe Residentie and we have good experience with them.
The duplicate will be a little bit thinner than the original (which you order via Ibotec), but it will be cheaper without additional costs. Estimation of this is around 17,50* incl. VAT each. You can wait will the key will be manufactured.
In case of new cylinders, they must be ordered via Ibotec (http://www.ibotec.nl/contact/). These cannot be delivered by any Locksmith as new cylinders need to be ordered with use of the certificate.

The Flue Gas Duct (FGD) has been inspected in August 2017. From the inspection and report it has been made clear that the FGD needed to be replaced. Your boiler is connected to the FGD. In the periode 2018 until 2021 all FGD's are replaced.
Do you want to replace your boiler? This boiler must meet the below:
ALWAYS a HR107 or 109 with max 28KW. If you do not comply, you are in violation.
Advice in this is to choose a Nefit, Remeha or Intergas. These brands are recommended (with reputable installers) and are getting good reviews from f.i. the Consumentenbond. Of course, we do not want to oblige anything here. This is only advice.
Installation always has to be done by a qualified installer.
From the beginning the Cooker Hood type is a model without engine installed in every apartment. It comes with a regulator with 3 levels.
Installation of another type which requires another drainage system is not possible. A Cooker Hood with engine is not allowed as it will disrupt the existing system.
Alternatively a model containing re-circulation can be installed. This system filters via a carbon filter en returns the cleaned air in the room.
The Gas Hob voor the cooking device has a maximum lifetime of 15 years. The installation date should be on the Gas Hob itself.
Sunscreens and blinds on the outside are permitted when the color is "aluminium technical silver" and colour of the cloth/screen grey nr. 34.948. The colour code is o.a. known at Tielemans in Eindhoven. Intended placement needs to be reported to the VVE management. See also the Household Regulations. Cloth colour grey No 34.948 is no longer available from some suppliers. The colour that replaces it is U408 from Dickson. The colour of the frame is aluminium technical silver. The company Vossen from Eindhoven has already installed many awnings so they know the required colour codes.
There are no facilities in the basement for charging of E-Bikes. The OA allows that an owner installs a separate connection on the common network with its own meter. Costs for the connection are fully for the owner. For the installation a request needs to be send to the OA management. (see Minutes ALV 2017)
Exploitation of the apartment for the sake of Airbnb-like activities is in violation with the divisional deed of our building and therefor not allowed.
Weekly the common areas will be cleaned.
A few times yearly the outside windows will be cleaned. This will be announced at the entries. The windows on the balconies are excluded. The resident is expected to clean them themselves.
The parking garage will be swept once a year. This will also be announced at the entries.
