to be Closed for Feature Film Production
Poughkeepsie… The Dutchess County Department of Public Works (DPW) has announced a section of West Dover Road (CR-20), located in the towns of Dover and Pawling, will be closed from Thursday, July 23rd through Sunday, August 9th, 2026 for a Paramount Pictures feature film production. The film production is a closed set, and the road will be re-opened to all traffic on Monday, August 10th.
Dutchess County Executive Sue Serino said, “We’re delighted that Dutchess County has again been chosen as a filming location. Productions like this bring real economic and promotional benefits to Dutchess County, showcasing the beauty and character of our area and bringing millions of dollars into our local communities. The benefits last long after filming wraps as these productions showcase our communities to wider audiences and support future tourism and investment. We understand the road closure can cause some inconvenience for nearby residents, and we appreciate everyone’s patience and cooperation as we make this exciting opportunity possible.”
A quarter-mile section of West Dover Road near Blackberry Road will be closed, with a detour posted redirecting traffic over Route 22 via Pleasant Ridge Road and River Road. Residents will have full access to their properties throughout the production. Emergency services and postal services have been notified of the closure to ensure emergency services remain accessible. Dutchess County continues to attract attention for its scenic beauty, proximity to New York City, and abundant local talent and resources. Recent film and television productions, including Fox’s “Best Medicine” series, Netflix’s dramedy “The Four Seasons” and the zombie-action-horror film “Zero Protocol,” have infused local communities with spending dollars, from engaging local businesses for construction, painting, catering, tents, cleaning, security, and more. Productions also hire local workers as site managers, camera crews, production assistants, and talent. According to the Hudson Valley Film Commission, film production in the region had an $86 million economic impact in 2025, including more than $28 million in Dutchess County.

The membership approved the 2026 budget and a 5% dues increase. Dues for 2026 are $1680 for developed lots, $840 for undeveloped lots. The proposed By-Laws changes were also approved.

Upper Lake Dam Decision:
The Board received notification from the DEC that they have decided to restore the upper lake dam! Thank you to all who advocated and let the DEC know how important the upper lake is to our community!!
2026 Association Meeting:
The Association's Annual Budget was passed at the Annual Meeting on May 27, 2026. Thank you to all of the community members who came to the meeting.
The dues are now $1680 for a developed property and $840 for an undeveloped property.
Dues "Coupons"/Invoices are being sent by Associa. If you don't receive an invoice, please contact Associa directly at 845-473-3711.
To avoid late fees, payments should be received by Associa by July 1.

Associa has a new address for dues payments: PLPOA c/o Associa, PO Box 61923, Phoenix, AZ 85082. Checks should be made out to PLPOA and your community address and/or account number should be on the check. This address should be used for any 'catch up' payments as well as dues payments for 2026 (due in full by July 1).
Monthly Association Meetings are held on the 3rd Tuesday of each month in the clubhouse. All PLPOA members in good standing are welcome to attend.

Reminders:
🐕🦺 There have been numerous complaints and concerns about dogs roaming loose in the neighborhood. In accordance with PLPOA bylaws and Dover and Beekman regulations, all dogs must be fenced or leashed when outside.
If you have any concerns about a roaming dog, document the concerning behavior and speak directly with the pet's owner and/or contact your town's Animal Control Officer:

To report any animal neglect, cruelty or abandonment issues, please call the Dutchess County Sheriff’s Office at 845-486-3800.

To report a dead animal on the road, an injured bird, a lost baby squirrel, a dangerous bear, or other wildlife, you may call one of the following government animal services Dutchess County Animal Services (845) 451-4139 New York Wildlife Commission (518) 402-8920 NYS Department of Environmental Conservation (845) 256-3000.
Please remember the speed limit on our roads is 20 MPH - drive carefully and be considerate of people and animals using the roads.
Please only fish off the shore to the left of the main dock and recover and remove all fish hooks, lures, fishing line, etc. so swimmers don't step on them!

The Pawling Lake Property Owners' Association is located on West Mountain in the Harlem Valley section of New York State. Our home owners association is comprised of over 130 homes with full-time and part-time residents. Our community is nestled in West Mountain State Park and has a private lake, community house, and recreation area.
